Exchange into a DVC resort (AKL) possible? How to?

My Mom is a new timeshare owner (Hyatt Maui), a 2 bedroom, 2200 points, floating odd year deeded contract. We won’t be using 2025 as we just came back and already have my family’s ‘big’ one time WDW trip planned for next Thanksgiving, so my question is: should I just recommend that she rent her 2025 Hyatt Kaanapali Beach week for cash (estimating $6k-7k (and possibly higher but not guaranteed), or should we attempt to exchange this for a DVC exchange?

If the latter, I’d love a ‘how to’ from anyone who’s done this successfully. She just closed so we haven’t secured our 2025 week yet, but I’m guessing we’d try for thanksgiving week when the window opens, but don’t really know how this all works.

My original plan for WDW was to book a DVC studio at the Boardwalk Villas by renting points via David’s (or similar) at the 11th month mark (this Dec). Approx. $3300 for 7 nights in a BVC studio, or $6800 in a one bedroom.

My Mom wants me to first see about the possibility of exchanging into DVC so we get more room (ie. A one or two bedroom).

I have no interest in staying at Sarasota or Old Key West, which I understand are very achievable, but I would consider pivoting away from a Boardwalk Villas studio if we could get a one or two bedroom at AKL.

Rent the week for cash then book a Disney resort you want to stay at. The problem with DVC in II is that you are limited to just a few resorts. AKL is one of them, but it isn't as plentiful as some of the others.

There is no way I would trade Hyatt Ka'anapali for a DVC resort through II.

Maybe you should buy a good trader that will get DVC trades for more like $1,200/ week and rent the Hyatt week. That would be the ideal.

Not that Thanksgiving week is an easy trade. I cannot even get Thanksgiving week at any DVC resort with my points right now, not for 2024. They are all booked.

That’s what I thought. We will pay a premium through David’s to book at the 11 month mark, assuming they have a home resort BWV sell side client with enough points to book 7 to 8 nights right at the 11 mth home resort booking.

Unfortunately it’s prepaid all upfront - so you fully commit a year out! Not excited about squishing into a studio but splurging on a one bedroom seems a waste of $$ given how expensive Disney has become overall (with their lightening lane daily fees, etc).

I will say Disney DVC prices rival the HKB! A week at a one bedroom when renting points (not cash direct) is $7K - and you can get a 2 bedroom ocean view for $8 or $9k at the HKB.

If I could get a 2 bedroom Savannah view in thd exchange, it would 100% be a high value exchange.

Yes, but in 2015 I chose space offsite vs onsite, and I regretted it!! Deeply. I hated staying offsite even though with two, two bedroom condos to accommodate our party it was the best path at that time. This time we’ve slimmed down the attendees.

I’ll make a game time decision this Dec- if my Mom can get 2x her maintenance fees which is very doable, and put the $4k profit towards our Disney room, then a one bedroom is very doable. The timing is off though- we will commit to our room some long months before she can sell her thanksgiving week.

Yeah I doubt any DVC will show up as exchange for Thanksgiving week, let alone AKL or BWV. Best chance is to use points at 11-month window and you said you can rent from David’s. Do they charge 23 or 25pp? At that price point, I would just snatch a resale DVC point contract. Say you need 300 points, if you search hard, you will find a double loaded 100-point AKL contract for a bit over 10k up front. Combined with borrowing, you could get 300 points to spend. This is compared to 7.5k you need to pay David and has no protection if your plan changes. Another trip in 3 years can earn you back.

Oh my. Anything DVC contract is Greek to me, but my not even thimble of knowledge I thought the going rate was at least $125/point. What does double loaded mean?

And do you have recommendations on best places to search for such a deal? Wouldn’t Disney ROFR such a good deal?

For example, this listing is a "double points" contract, which has 2x currently available points, plus you can borrow from next use year to have 3x points available immediately. If you bid for 100 pp and got accepted (the seller asks for 106pp which is not bad already but you don't have to hit the ask), you could apply all the points for your next travel. Further assume you would pay 25pp to David's anyway, basically you paid 100 - 3*25 = 25pp for a stripped AKL contract, which is a steal!

Eh… You forgot to include maintenance fees in your calculation.

Yeah, MF is important in the long run. But in short term, if you absolutely want to get into a DVC resort, this is what I did and would suggest. I bought a Hilton Head contract for 53pp, which was loaded with 2x points. I immediately had 3x points to book my first DVC trip and sold some to David's (plus booked a Marriott getaway which saved me 50% off rack rate). I figure I already more than recouped my purchase cost after this. So this left me with a stripped DVC contract to play with, at a negative cost. Yes, Hilton head is more expansive to own in the long run, but it makes a lot of sense for my immediate need. For my next DVC trip, I probably shoot for a cheaper MF contract, like Saratoga.

Here is another option: As a Walt Disney World Cast Member, I looked it up. I could get someone a single-bedroom at Boardwalk for 4 adults (Sun-Sat) for $4875 including tax. That varies depends on the time of year, days chosen, etc, but this quote is for Thanksgiving Week. Other resorts are less expensive, some are more expensive. I am not offering this actual time/cost, only saying I am available if anyone wants a discount on a hotel/suite at a DVC resort.

The cheapskates on TUG are not going to think this is a reasonable price for even Boardwalk.

TUG members think Westin oceanfront 1 bedroom with full kitchen is crazy at $5,000 for a full week. Go figure. I know it has nothing to do with this thread, my complaining here about TUG members who scoff at a $5,000 rental for a full week, oceanfront, but the amount per night for the Disney resorts through Disney direct have a lot more money than I do, that's for sure.
