This is one of the resorts that I would love to own someday. We have an exchange into the resort all set for next spring, while we attend a wedding. I think this went way too cheap!

Has anyone seen one of these go that low?

This is not out of line for WKV - this is an EOY (odd). Since this is a SVN Mandatory resort - getting 56K SOs is not overly useful since resale SOs cannot be combined.

WKV 2Bd LO (Platinum) units [148.1K SOs] are running around $22K - and 2Bd LO (Gold) units [81K SOs] a bit over $10K - although I did see a one on eBay (bad ad) go for ~$8K the same day another one sold for ~$10.5. If I were looking for a 2Bd - Gold - I would have jumped on the one that sold for ~$8K.

Buying at least 81K SOs resale at WKV is critical in order to use it to do a SVN exchange into a 1Bd in HI or other SVN locations.

That is exactly right and clearly depresses the price point.

Thanks for that information. This resort is definitely on my wish list. I will be watching for an annual week. We prefer to travel to hot climates in the cooler times of year, so the summer would be too warm for us.

I don't understand about Staroptions. I need to investigate that a little further, I think. I would just love to get some trades within the system, which is one reason we are considering a purchase of Kierland Villas.

We are staying at Vistana Villages in December. I hope to go on a tour, but talking Rick into it is another thing altogether. :p

Down-Down-Down.

In 2003, we snagged an outstanding Floating Diamond 3BR lock-off Orlando timeshare for $1,925 via eBay.

Last week, the same thing went for $1,195 -- also via eBay.

So it goes.

As I am sure you are aware - info on SVO/SVN and SOs is found on the Hotel-based section of TUG.

For those living on the West-Coast (or for any simple flight to PHX) - some consider (us for example) resale WKV to be one of the best values for SVO VOIs. {not intended for debating SVO to other systems - so please don't - that is another topic}.

The average price point of >= 81K SOs have actually increased a bit for WKV as more people have found out about the value of resale SVN Mandatory.

If one had the intention of requalifying a resale into SVO/SVN - then I have heard arguments about buying Voluntary resorts (such as SDO, WMH)

This is IMO the best resort in our area. I was there recently as a guest, and what a nice place. I think this was a good deal too, if someone wants to come to Phoenix. I actually played golf there in the balmy 109 degrees. Like Cindy, I am watching and one of these days...... Dave and Robin thanks for the information.

If a weasel had a brain would the Tinman have a heart?

So why does anyone buy into systems that have these types of owner-penalizing rules? I hope they bought CHEAP so they don't care if the resale is virtually worthless thanks to "their" resort/developer. Thats the theory I had to use buying into Club Sunterra as they too penalize the very people they are selling to by not allowing them to recover much on resale. Thats supposed to make me want to buy? Weasel logic never ceases to amaze.

I am not following your logic here... it is what it is - you can combine SOs if you buy from SVO - if you buy resale you cannot combine SOs for SVN exchanges - therefore, if you buy resale, then you need to buy enough if you plan to use for a SVN exchange. Pretty straight-forward - and SVO/SVN doesn't hide this fact - in fact they use it to convince folks to buy from SVO - of course they do not tell you the other-side - meaning - the lost value if you try to resale your TS (of course they don't - what person that has anything for sale would do that?).

Just make sure you buy resale (check), mandatory (check), and enough SOs to exchange within SVN (check).

It doesn't mean that you can't use less than 81K SOs to do a SVN exchange - just not to resorts most (us) want to exchange into - Hawaii being the most important.

It is the resale folk that don't tell you about not being able to combine SOs - this is why SVO VOIs with 81K+ SOs are worth more on the resale market. I almost bought 44K SO unit at WKV - and luckily a tugger told me about not being able to combine SOs - and I bought a 81K SO unit at WKV (and love it...).
