Ease of booking deeded Marriott timeshares

I am looking at purchasing a deeded unit in Hawaii and am wondering about availability considering I am competing with people using points. When I purchased my first unit, they were only deeded so I was guaranteed to get a week every year, even if not my first choice.

If you own a deeded week then you are guaranteed a week every year. Unless it's a fixed week, then you will be competing with others. In addition to my weeks, I have just acquired a small amount of points, and based on my limited experience so far, it is no easier to get prime time usage booking with points. To get the popular weeks, deeded or not, you have to be there to reserve at 12 or 13 months out.

weeks inventory and points inventory are separate pools. If you own a floating week you are only competing with other weeks owners to book, not points owners.

As with all things timeshare- you will have the most success by planning as far in advance as possible, which means 12 months ahead if you own a single week or 13-months ahead if you are booking consecutive or concurrent reservations.

Keep in mind that if you own two weeks then you are entitled to book at the 13 month mark (if you book consecutively or concurrently). Personally, I feel that this is a huge advantage.

I own one 1BR and one 2BR unit - both OV - at Maui Ocean Club, and have booked at both 12 and 13 months (right at 9am), and have gotten the week I want 100% of the time. This includes a number of peak whale season years, and a Fourth of July booking. May be a little more annoying for you on the west coast, but I wouldn't worry about it if you can plan far in advance.

How does the "math" work if you own EOY units? Do you need 4 EOY to get the 13 Month booking?

As J above said you are only competing with weeks owners. That pool is a lot smaller than the points pool. Just imagine how many people have points. Anyone who has points can try to get that reservation. But you won't be competing with them. You will only be competing with other weeks owners who happen to also want to reserve that same week. Be sure to be on at exactly 6am (PST) time to have most success. I mean exactly 6am....not 6:10am

I had (until today) owned 2 Hawaii weeks and never had an issue with a reservation. A LOT of weeks were sold. Marriott will try to get you to convert to points either every year or by some special deal forever. They cannot get points owners into resorts owned by weeks owners (who have, like you will, an actual deed to THAT property) unless weeks owners relinquish their week. I think this is a bigger problem for Marriott than sales lets on. I have also found some resorts are MUCH easier to get into with an II exchange than trying to use points. "Sold out" resorts, such as Heritage on Hilton Head. Your week will always be a week in Hawaii, no matter what Marriott does to the points calendar (like they did to Bonvoy points which are worth vastly less than in the past).

Please note that when MVC sold some resorts they may have made some mistakes with the seasons.

Newport coast is an example. Their platinum season should be from mid-June to mid-Sept. Instead they made it from mid-June to late Dec. That means there are too many owners trying to reserve June, July Aug & Sept and way too few reserving Oct Nov and Dec. MVC did correct this with the reservations using points. With many summer weeks costing about 4,800 pts but most fall weeks only costing 2900 points ( the same as gold weeks)

So with this example, Reserving right at 12 months and right at 6am still may not help you get a summer week at Newport. On the good side, it is easy to reserve a week in the fall and gold season at NCV.

I am not sure what you mean by this. A 1BR dedicated owner can't book the 1BR side of a lock off. The same is true of a 2BR owner, they can only book the true 2BR units. Marriott didn't sell each side of the lock offs independently like some other timeshare systems (Vistana) did.

This is a good point. Ocean Pointe is another prime example of a weeks calendar they really messed up but corrected when the points rolled out!! November & The first two weeks of December are SILVER weeks on the weeks calendar but cost 4225 points- the same as several platinum weeks, meanwhile the Gold Summer weeks only cost 2950.

Whenever possible I book 13 months out for either weeks or points reservations. Benefits of owning more than we realistically need. However it gets what we want when we want it. If I don't book early I probably will have more trouble reserving what and where we want. Primarily Hawaii two to three weeks at a time. Can always cancel. Actually points reservations are more flexible than weeks. Rudely learned that lesson with cancelations due to covid in spring of 2020. For years I never turned our Waiohai weeks into points but have found it gives more flexibility. Last year due to late scheduling after covid I ended up with five reservations for a three week stay at Waiohai. Just kept checking and grabbing a day or two or three at a time.

No, but a single 3 BR lockoff owner can take out 2 different dates of availability in a 3 BR lock off by booking a 2BR for one date and a 1 BR for another date.

I don't know if it was a mistake. This way they could sell 24 weeks as platinum for a higher price and the possibility of booking a July week instead of 12.

Sorry to be OT, but are you enjoying the Waiohai still? Considering buying a resale week at the waiohai. I like the small island from a previous visit and the southern coast seemed nicer for a family.
