Hi All,

Is it better to buy/sell through a broker or do these move just as well if you wanted to sell on your own? My friend is getting ready to sell his DVC Hilton Head, he is inclined to go through a broker that he has used in the past. The results were pretty quick but I wonder if it is worth the fee (in this case roughly 3K)
 
As a youngish husband and parent, in our first house, I decided to replace the ceiling fixture in our bedroom with a light/fan combination. It took me an entire day, a moderate amount of frustration, and delivered a nice dose of accomplishment.

I also realized I could have paid someone maybe a hundred bucks to do the whole thing in an hour or two.

Since then, I've been a big fan of paying professionals to do something they do every day, but I might do once every ten years. That's the advantage the broker brings to this---they do this every day. They know how to deal with looky-loos, can answer questions for buyers who don't know what they are doing, etc. etc. etc. The other advantage is that they are a connection point for a lot of buyers. In a sellers market having more buyers competing for your deed is a good thing. True, you pay a commission, but you might make some of that back in a slightly higher sales price/better terms, etc.
 
An experienced broker will also take care of submitting to DVC for ROFR and getting the estoppel as well as working with the title company for closing.

An experienced closing company would do the same though too. Many recommend LT Transfers and I am sure they transfer DVC. A broker is expensive but many people are more comfortable buying from a broker and many brokers also have a waiting list of people wanting to buy certain contracts. I suspect a broker can get a higher price than one can get on their own that would make up for the broker fees they would charge. A broker is probably less hassle to get the same price. Most other timeshares we would advise to not use a broker.
 
I believe there is something different about selling HHI in DVC. Make sure your friend finds out about all of that before deciding to sell on their own.
