We are just wrapping up a week at Shadowridge in Palm Desert. I booked it with an AC. We enjoy it here however, construction has started on the huge development across the street. That lot is an oasis of fine silt and it is EVERYWHERE. My car and truck are completely filthy and our patio is covered with it as well. I will head up the mountain and drive straight to the car wash.

We enjoy it here but I will likely book DSV until the project is closer to completion.

What’s the huge development going in?

Please tell me that Marriott is not building more timeshares in Palm Desert! I enjoy my trading power with Palm Desert, but that could affect me in the longrun.

I don’t think it’s Marriott. They never finished the last phase of Shadowridge

The information on the Disney development was discussed earlier this year. Here's a brief:

What are the plans for the Cotino Rancho Mirage?

Inside Disney's Cotino: A look at home designs ahead of ...

Alongside private homes, there will be a hotel, entertainment, shopping, and dining. It's all planned to surround a 24-acre lagoon. There will even be a neighborhood specially designed for adults 55 and older.Jun 7, 2023

That is so exciting! Yay! The grandkids will love it.

Wonder what the impact will be on Shadowridge — positive or negative

Based on the description of the project in a Desert Sun article from july, it doesn't sound like a place to take grandkids.

"Cotino will offer a mix of homes, including estates, single-family homes and condominiums, as well as a 55-plus community, along with a town center with shops and restaurants. The overall plans allow for up to 1,932 homes (of which 502 specific lots have already been approved by the city) and up to 400 hotel keys in the community."

Until the development is built out, there will be ongoing issues with sand/dust what will be a negative. When the development is complete and the sand/dust issue is solved, it should be positive. This will be sometime in the future. Whenever that is.

Current information is that they hope to have home sales offices on site in early 2024 with no projected date for the first homeowners to move in. My guess, and this is from a residential home builder and developer, is 5+ years for them to accomplish their plan. Do I hear 10?

The only action I did see happening at the property was actually from Bob Hope Drive. They are working on a wall that goes along Bob Hope.
