DEX exchange quality/ease vs Interval?

*All of these are old Diamond = HVC properties, not Embarc...
No Embarc properties in AZ..

One property that I am considering post that they have 2 to 3 weeks banked in "Hilton's Destination Exchange".
Which property, because your bio states that you are looking to Grand View, LV.
 
Banked DEX points are lost in a sale, as I explained above, no matter where you buy.

DEX has a lot of great properties but I don’t think they are in the same overall tier as Interval. There is a lot of not so great properties in DEX. The highest quality ones Hilton already converted to Hilton Vacatiin Club properties, but even a lot of the HVC properties are nice but not super luxurious.
I don’t see many properties that are going to be on the same tier as some of the MVC and Hyatt properties that can be found in II.

The DEX directory does have many options in Europe and Asia that are interesting. That would be another comparison to go through

It's the same with RCI and Interval. The membership doesn't transfer therefore any deposits are lost in a sale unless they are used for bookings prior to the sale. They do honour the booking-in whoever's name it was made.
 
I have not stayed at any properties in Arizona, but I recently went through all properties and looked up TripAdvisor ratings. Obviously do your own research and check Tripadvisor and Youtube videos as well. Most if not, all are former diamond properties. I did like the YouTube video and pictures of Rancho Mañana.

You may also want to consider looking at the TUG2 ratings as well, though you do have to pay to be a member, at least those people are used to timeshares and might have more useful perspective comparing to other timeshares. Or not - some of the ratings on TUG2 (and TripAdvisor) boggle my mind.

I agree with you. I look at ratings all the time, especially through Amex FHR, and I’m honestly surprised by how contradictory they can be. But that’s kind of how reviews are. They’re usually pretty polarized. You either get really positive or really negative, with not much in between. Not a lot of truly above average, average, or slightly below average stuff. I was mostly just trying to get a general sense of how the different locations stack up and what the overall user sentiment looks like. I may add TUG2 and Google reviews later and just average all three.

What's the Amex FHR? I do think part of the problem is (as we had a decent thread on about a year ago) there's not really great indications as to what the scales mean. TUG has a reasonably detailed (though somewhat hard to always use) scale that I think most people ignore or don't know is there. Tripadvisor etc just have a scale. It's not helped by the now almost ubiquitous survey scale of service from many places that guide you to give them a 10/10 and anything lower is a failure. IDK why things are set up that way - it collapses into "OK and better" and "How much did I dislike my experience" which... isn't a great scale. And of course, relative to what? I find many people on Tripadvisor compare to hotels, but that's not quite right IMO. I do wish there was a third party VRBO/AirB&B etc rating, but those are rather hard to implement as the locations are "hidden" till you stay there, and then you're either doxing someone and not giving someone considering a rental anything that really identifies the location.

And as you pointed out, unless it's a hobby or side business (kinda like my Youtube channel - not that it has enough interest to be a business) - most people aren't inspired to review "meh" or even "went as expected" locations. And I get that - it's a pain to use the apps a lot of the time on my phone, and it's actually work to go onto my laptop and jump through the review process. Not to mention, I might do TUG for timeshares and Youtube, and I might do Tripadvisor for everything else, but duplicating that effort and adapting to Google and who knows where else... Yea.

Amex FHR is Amex Fine Hotels + Resorts. Amex platinum card.

I agree on the scale issue. Modern ratings don’t leave much room for “good but not great.” Especially with how surveys push people toward 9s and 10s. It kind of flattens the middle and makes comparisons harder. And having just a average stay doesn’t compel anyone to leave a review.

That’s why I’m mostly just looking for broad trends across platforms, instead of treating any single score as that meaningful. Just to get a good idea of the property. Generally I have noticed that 3.5 or lower is not all that great. Not enough positive to outweigh the negative.
 
Thank you all so much!! I've learned a ton. I likely messed up my profile. I joined immediately after the HGVC resort marketing and sells team ate me for breakfast. Since then, I have learned a lot. We are looking to put together a small portfolio of properties 4 to 5 from different parts of the country. I have started the process on one in the Orlando area, I am looking hard at Grandview in LV, I am looking hard at Arizona, I may want one in the northeast but I am not a cold weather fan. I am looking at NY just because, I have experienced much big city life, and looking at Chicago because I have cousins in the area. Lots of words which can be typical for me. I have learned the difference in HGVC and HGVC and it does appear that some Arizona, formerly Diamond properties, have been moved into the HVC program but still such a nieve newby, any and all advice appreciated. I wouldn't recommend buying HVC (formerly DRI) trust product. HVC resale has significant restrictions.

Certainly it’s true that resale owners of both can only book resorts in the collection they own or are part of. What I don’t know is if resale HVC deeded weeks owners are prevented from trading through DEX like trust owners are.

I have a resale deed in HVC and they gave me 10 years of DEX for free and it’s been great. Great tier 6 trader in DEX.
