DEX Exchange Fee

Trying to book Thanksgiving Week someplace. When I try to book a 3BR unit at Grand Beach I, it wants a payment of $179. Same dates at Oceanaire, no payment needed.

Why the difference?
 
It may be that the Oceanaire property is available for booking using The Club Points (thus no fee) but Grand Beach is bookable using DEX which does have a fee. This would happen if you searched by date as the search results will include both DEX and Points bookings.
 
Okay, but other than the DEX fee, is there some way to tell its a DEX reservation?

Grand Beach is a HVC resort. Why the fee? It's not "out of network."

Are you saying that someone deposited that Grand Beach week with DEX and that's the only thing available for those dates?
 
also, is it a different tier than what you traded in? as i understand it there are 3 or 4 different types of DEX, and perhaps they all have slightly different rules?

The number of points can give a hint if the inventory of Grand Beach comes from the Club or DeX.

Grand Beach 3bdrm phase 1 in the Club is 8,500 or 10,500 or 13,500 pts depending of the week when it's not discounted.

Grand Beach 3bdrm phase 1 in DeX is 6,000 or 8,000 or 10,000 or 12,000 pts depending of the week.

Don't forget that 12,000 pts + $179 can be cheaper than 13,500 pts in overall $ because the MF on 1,500 pts (13,500-12,000) can be higher than $179.
Example: If the MF is $0.20 per pts then 1,500 pts = $300.
