Deed back expenses for VV property

I am in the process of deeding back a timeshare at Vacation Village at Weston for health reasons. They sent a letter saying there would be a $1,500.00 Settlement Fee which other's have also have posted on this forum. Along with this settlement fee they are requesting, a yet to be determined fee, for the Association to help balance the budget. Has anyone else seen our paid such a fee?

You should probably consider seeing if you can give it away on the free timeshare forum here for just the closing costs, it might save you some money assuming anyone wants to take it over for you.

Deedack fees are arbitrarily changed with no fixed or set rule for them at all and subsequently you are certainly allowed to attempt to negotiate to a more acceptable level if their initial number is out of reach (or otherwise unacceptable)

after all the only real risk to you in this regard is a possible ding to your credit score should you choose to not pay ANYTHING. On top of that the resort itself is out any money it was going to get for the deedback process, and future years worth of maintenance fees you wont be paying until they eventually take the ownership back via settlement or foreclosure.

You clearly have a medical hardship issue or they would not have agreed to take the ownership back, but trying to milk more blood from the stone so to speak is frustrating to read.

True but the OP said the resort has not even provided them with the dollar amount for the fee. I get the $1500. Would the resort provide the other fee amount after the OP has paid the $1500. At that point you are at their mercy in terms of the amount and you are already committed with the initial $1500 down.
The resort is free to change the amount anytime they want but when the OP reaches out to them, the response should be: "$" amount to complete the deedback.

I agree with that completely, an owner should be given a "payoff" amount that includes an exact dollar figure.

Contact the resort directly. They have a limited criteria deedback program. Health reasons is one of them. I don't remember if there are other situations that they would accept.

Who can I contact for deed back for vacation village at weston, my timeshare is fully paid. Is it a possibility. I am in Canada if I stop paying maintenance fees can it affect my credit?

They have contact information on their website. They sent our unpaid maintenance fee to a collection agency which had a surcharge. It has been months since they sent us a letter about the the buyback, We offered to send along the information that they requested immediately but they told us to wait until their board meets before sending. It is very fustrating dealing with them. Anybody have success with an attorney?

I think your options are going to be default now that it's at a collection agency.

Forgot to add that the collection agency bill was paid. No fees are due on the account.

I still doubt a Lawyer could help, but it sounds like the resort is just stringing you along. So it seems like you could try (if you haven't already) to give it away, or stop paying going forward, risk a small credit hit, and let them eventually foreclose.

Some people have claimed there may be a little more success with the resort if you say "I'm never again paying another dime, so you can either take deed in lieu of foreclosure or not get anything for however long it takes you to pay to foreclose." My understanding is deed in lieu would save the resort money, but I think many figure lots of people will keep paying so they hope you'll blink in the "game of chicken".

Wow, you said something in the last sentence that I have been thinking for a long time. Instead of Vacation Village setting up a Deedback Program they are just sitting back and letting the resorts collect the maintenance from those that keep paying even though they don't use or want the timeshare anymore.

Well we are still using our points from our Vacation Village Timeshare. Our Vacation Village resort is an excellent points exchange resort. We have a 2 BR in Weston Florida and we have been getting 2 weeks in a 1 BR in Kauai or one week in a 2 BR in Maui. In my opinion that is a great use of the timeshare system for us since it is about a 1/2 hour plane ride for $39 to get to these timeshares. However, if we had to go to Florida to use our 2 BR in Weston or if we were still in New York I believe we would not be as pleased with our exhange options.
