I'm looking for some feedback and knowledge around buying a timeshare. I've done some research online on the pros and cons, and majority of what I find are negative, stay away from, information. What I am currently looking at is a timeshare:

- In Maui Ka'anapali Beach Club
Usage:
Annual

Unit Info:

Float Unit 1 bed/bath Scenic View

Week info:

Float Week#1-52
Estimated Maintenance fees & Taxes:
$1,803.03 – Due Yearly January 1st
Ownership:
Perpetual Deed (Week#13 Unit#222)

Can someone explain what a Perpetual Deed is and why it would specify a week and unit number.
Also, can you please share your experiences with timeshares, the good, the ugly, the time of your life :). I would greatly appreciate any help you can provide.

Many Thanks!

The unit and week number are just for inventory purposes.

You may want to head over to the Diamond Resorts forum as I believe this is managed by them. You’ll get a better feel for what owners are thinking as well as the pros/cons of this type of ownership. There will probably also be a few more eyeballs who are “specialists” with regard to this resort.

I am a deeded owner at this resort for the past 20 years. I was given the timeshare from my in-laws. In general, I have been happy with my ownership. I never have any issues getting the week I want but I do reserve well in advance. The resort is in a central location on the island. The rooms are a decent size for a 1 bedroom. The kitchen doesn't have a stove or oven. I am not sure why they decided to skip that option when they built the place. The kitchen does have a refrigerator, dishwasher and several small appliances. They do provide a hot plate and a electric skillet. One downside to the room is the balcony. It is not large enough for a dining table. Its big enough for a few chairs and that's pretty much it. The pool is a good size and I never have an issue with getting a chair. The beach isn't as wide as it once was because of beach erosion. Erosion has become an issue many places in Maui. The resort does provide garage parking for free for the owners.

It was formerly an Embassy Suites and converted for timeshare. Wiring 220 for an oven probably would have been too expensive

You are probably right. My in-laws have owned it since it was an Embassy Suites.

I wouldn't buy it, but that's me. The fees are high for a one bedroom, but that is why it's probably close to free to purchase. It's not really rentable for much over maintenance fees, I wouldn't think. It's never been anything I have ever been tempted to purchase at any price.

The deed is important to have a week/ unit # or the resorts would oversell. Even units that are supposedly pure points are deeded to some week or unit #, or in the case of Wyndham's UDI contracts, there could be multiple units listed.
