I am hoping to find someone that knows Dawn Beach Club in St Maarten well. We are considering purchasing a resale unit.
This resort is notorious for how difficult they make the process. I am prepared to have a few failures until we get success. Our ideal unit is every other year floating with a guaranteed ocean view.

But to open up the number of listings I can look at, I need a few more details.
1) If I purchase a fixed winter week am I allowed to exchange it for a summer week (if inventory available)? Never allowed? Difficult or easy?
2) if I purchase a winter floating... same question, can I swap for summer? Never allowed? Difficult or easy?

I am under the impression all the units ' face' the ocean however some of the lower floors will have an obstructed view, facing the back of another building. Is this correct?

Does anyone have a map of each building and the orientation of the numerical rooms? I have a map of the resort and building locations... just trying to visualize the orientation and which rooms to avoid accidentally purchasing

Does the resort sell 'ocean view' in buildings B and C? Or is it only building A that has guaranteed ocean view?

I am not really interested in building D because of elderly in laws and mobility. That building will require driving family members up and down to have access to the rest of the resort. But I might have to make it work depending on how this all goes.

Finally the resort is very difficult in the buying process (for resale), but once you are an owner how has it been? Are they hospitable? Do you feel taken care of by the staff? Difficult to set up reservations?

Their online presence seems to suck. It just had pics of renovations and updates about when reopening after the hurricane and after Covid. I didn't see an owner portal to book online or to get owner info.

Anyone that has something to offer, I would appreciate it!

Not sure about ownership, but availability via II getaways is cheap and easy for May to end Nov most years, so if you want to go then, you may find having a cheap II timeshare or vacation club could get you some or most of what you want.
 
I will consider that if all my explorations fail... but our goal is to own. We are well versed in timeshare ownership and use.
 
If you don't have success here, you might try to see if you can connect with an owner on this site if you aren't already registered there :
It's a moderated group of people who travel to the island often and you might find someone there, although it’s not all timeshare owners.

There are also a couple of SXM Facebook groups you could follow and see if you can find an owner. The biggest one is run by Jeff Berger, and he has a lot of sponsors so tends to obnoxiously delete anything he personally decides doesn't fit his parameters. He also has a website that sells timeshares and rentals, I think, so he's more about maximizing his profit than helping people.

There is a lot of reasonably priced units being offered. I just need the advice to plan which units I want to make an offer on in what order... I'm am assuming the first few will 'fail' as the resort does exercise its 1st right of refusal... until I figure out their price point that they don't exercise it.
