Cypress Pointe, Orlando, FL available - Closing costs only

Cypress Pointe Resort
Our family owns 2 weeks at the Diamond Resorts Cypress Pointe in Orlando FL that we would like to dispose of. Our families are spread out across NA and our kids are all grown so we no longer have a use for these timeshares. We tried to give the timeshares back but since we bought them from private parties, Diamond Resorts would not take them back.

We are willing to let either one or both go if you are willing to pay closing costs.

The address is Cypress Pointe Resort, 8651 Treasure Cay Lane, Orlando, Florida, 32836, United States and a link for the property is at Cypress Pointe Resorts

The units are:

Week 2, Emerald Annual 3 Bedroom with lockoff, sleeps 8
w 3 traditional weeks in the bank
expirations 09-Dec-2022, Tier 2; 07-Dec-2023, Tier 2; 28-Nov-2025, Tier 4

Week 52, Diamond Annual 3 Bedroom with lockoff, sleeps 8
w 2 traditional weeks in the bank
expiration 09-Dec-2022, Tier 2; 29-Dec-2024, Tier 4

We have not yet deposited this year's weeks into the bank. Maintenance fees are paid up and current but next years fees of $1326.31 are due as of Jan 01, 2022. We would be willing to give up the banked weeks for either or both of the timeshares although I am not sure how that works.

This resort is close to Disney World, so it is ideal for families wishing to visit the Orlando area. Also, Diamond Resorts was recently purchased by Hilton Grande Vacations in a deal that closed in August. We believe that will give you exchange privileges with the HGV system once they complete the transition.

Hope that we find someone with interest quickly. We would like to take care of this before next year's MF are due.

They do qualify for the internal exchange. These are floating weeks, not fixed. My dad owned other time shares and we kids didn’t really have the time to take weeks at timeshares so the weeks have been stacking up. I am pretty sure they can also be exchanged with Interval if you are already in their exchange or are planning to sign up for it.

I think the only issue may be how to transfer the banked weeks - I am not sure what happens when we sell them off - if they carry forward with the purchase or if we keep the account open with the banked weeks.

ingfamla, I feel your pain. I paid a timeshare exit attorney $3795 to come to the same roadblock as you. I bought from a third party. As things proceeded, Cypress Pointe says we will take the property back for a $4000 fee. That's insane. So yeah, I looking at another year of dues close to $1400 for a property I'll never use.

I have an add here, in TUG, Ad# 236062 , to pay $1000 to anyone who will take my Cypress Pointe week. Yes I will give $1000 to help with your vacation expenses, just let me give my week to you.
 
I am still thinking and will message you to continue. I'm currently staying at Cypress Pointe and do like it.
 
Sound liked you own the 3 bedroom Villa in the original section of the resort.
I think you can exchanged your Villa as a two bedroom unit and the third bedroom Villa as a lockout unit with DRI or II correct. Plus, you are near, grocery store, Disney, a mall and many restaurants in walking distance of the resort.
 
And close/ walking distance to Twistee Treat! That is a big bonus for staying at Cypress Point.

Yes, this is a floating week. It can be exchanged through Diamond Resorts International for another site, and I am pretty sure I was also looking to exchange with II at some point.
