CW Monthly Club Fee's????

So my first MF fee's have come due, and I'm being hit for $50/MONTH for Club Fee's--in ADDITION to the MF fees? This is literally the first I've heard of this? I have 300k points, and all the documents I signed on the transfer showed about $180/mo in MF, with NO mention of 'Club Fees'?

Any help?
 
The program fee (which I think is what you are referring to) is $.73 per thousand points. On 300k points that should be $18.25 per month. If you’re getting hit with $50 extra per month, something is way off, however:

1. Your first months fees may be off because you are getting charged for 2 months depedning on the timing of the transfer AND;
2. If you don’t have autopayments enabled, there’s an additional monthly fee that’s somewhere in the neighborhood of $10-$12ish dollars per month I think.

Add all that up and you might be at $50 more than you thought for your first month, dropping down to $18.25 every additional month after you set up recurring payments.

Edit: As a resale purchaser you should be paying $.73 per thousand. However I’m resale and they’ve always coded me at the ”plus partners” rate which is $.75 per thousand. I haven’t bothered to try to fight this since the amount per year isn’t much, but it’s possible you’re also getting charged that higher rate, which would be $18.75 per month instead of $18.25 per month.

Finally, was the $180 per month you signed based on the 2024 rates? The annual dues go up every year.

$35 per month is definitely wrong. I still bet you just got bad information though. Not sure which department to call I’m sure someone else will chime in. I would just call back and indicate the program fee is $.73 per thousand points, I have 300,000 points, my fee should be $219 per year, or $18.25 per month, and try escalating to a supervisor or something if they can’t answer that question.
 
When you log into your paymentus account, under the "Payment Amount" field, what number is listed? That's your monthly program fee.

Anecdotally I haven't really heard of a financial department person who's been able to correctly explain the discrepancies in the first month's billing on a resale contract. It also seems extremely laborious to try to get an accurate breakdown of various contracts or program vs HOA fees in one's account - so my solution is to wait until the second month and see if the monthly payment drops to where it belongs.

So from your past posts, it looks like this is a CWA contract. For 2025, maintenance fees ($8.13/k) plus resale program fee ($.73/k) are $8.86 per 1,000 points, so around $221.50 a month. If it doesn't come in around that number in the second month, that's when I'd get on the phone and not stop until I get some answers. But it might be a lot of wasted energy in the first month.
 
The last time I did a resale, which was in 2022, the first month was LOW, then the second month was WAY HIGH, the third month was somewhere in between, and the 4th month forward was as expected. It's to be expected I guess. It's not worth squabbling about $12 when you can be reasonably assured it will fix itself. I didn't really complain because I got all the points I was expecting in my current use year and was expecting to not because I had less than 2 months left in my use year.

I agree with this. looking at my paymentus history, every time I’ve added a resale account that first month has been a bizarre number that I cannot square. It’s never been off enough for me to make a stink about though and it corrects itself by the next month.

Yes, CWA. Guess that was a decent increase from what was shown on the resale contract I purchased (it said $180/mo). Not worth complaining (I know they go up, regardless)--just hope this eventually levels out a little. That is $2600/year in MF's. But then again, I'm paying $2400 for DVC (for alot less points), so I guess it's not completely crazy.

But it's almost exactly 2X what the monthly program fee should be, which is typical for the first month.

I think you paid that twice for that month, which is typical. I agree with the advice to wait another month (And also enroll in autopay). If you call you’re going to be dealing with super super incompetent first level tech help who may make things worse.

This is good advice, the same thing happened when I bought my first resale contract and it did work itself out.

Calling in just made it worse, as they just confirm the incorrect information. I figured it out while on the phone with them and even when I pointed out it seems like I was charged for two months plus the fee for not being on auto pay, they said no, that is what the monthly amount is.

Very frustrating, but don't make it more frustrating than it needs to be.

Wow...you are good! Just saw my April statement, and it's $222!!! LOL.
