Hi! I bought my first resell deed. The company I bought from said it was 7-10 weeks. Does anyone know how long it’s actually taking? I’d call Wyndham and check but I don’t know who to call or what to say. Also I don’t want to bug my sales rep at the company even though he told me to message him whenever.

7-10 weeks is on the low side. My recent experience has been 12-14 weeks. Don’t bother calling Wyndham, you won’t get a good answer from their front-line CS anyway. Resale is a great deal. You get a nearly free (versus retail) contract to take great vacations with. Taking forever to transfer is just one of the downsides you have to put up with.

I should also add, my 12-14 week experience was 12-14 weeks after the closing company has recorded the deed. Is your deed recorded yet?

Hmm I’m not sure. I just purchased last Wednesday. So it’s been a week. But my sales person said that his closing office has sent it to Wyndham.
 
Our CWA contract took about three months just for Wyndham to complete the transfer on their side; August 4th 2023 (Wyndham notified) to November 3rd 2023 (in our account.)

Don't expect the points to be available to you until sometime in June.

That’s what I was figuring. Around June/July. I’m excited to use it.
 
Hmm I’m not sure. I just purchased last Wednesday. So it’s been a week. But my sales person said that his closing office has sent it to Wyndham.
Very unlikely it's been recorded because at a minimum they have to wait for the rescission period to go by before recording. What state was the resort you purchased located in? If it's Florida they need to wait 10 days. Other states are shorter, but boy Wednesday to today would be lightning fast for waiting out the rescission period and then recording the deed. If they really did all that since last Wednesday (and it's a state other than FL) then that's a good closing company.

Yeah, I'd set up your expectations that you won't be able to use it before July 1, and if it happens sooner, then it'll be a pleasant surprise.

It looks like my points were originally bought in NY. I didn’t realize there was another rescission period.

I was hoping to use it while I’m in FL in June. But I wouldn’t mind being able to use it after and go to LV.

Depending on the date of transfer, you may not even get 2024 points. What did you buy and what is the use year?
 
189,000 and 2024 use year with an anniversary date of April 1st
You'll probably get the points then, since halfway through your use year wouldn't be until October, unless they decide to "realign" your use year to January, in which case you might not get the points until January 1, 2025. But based on recent reports you'll most likley get the points.

Yeah I’m anticipating definitely rolling some over. But I’m hoping to get them by mid summer
