Construction beginning inside the Great Wall of Poipu (Makahuena Estates)

Construction is now starting at Makahuena Estates, the development next to Point at Poipu and enclosed by a rock wall constructed about five or six years ago. The site wraps around the SW corner of point at Poipu, and many ocean front units on the west side of Point at Poipu will eventually have houses between the the unit and the water.

The first building going up is what appears to be a small condo complex, located at the entrance to Makahuena Estates, off of Pe'e Road. The lot adjacent to the one with construction appears to getting prepped for construction. The picture below is from the west parking area at PaP:

Meanwhile, the picture below is the area further down in Makahuena Estates, where some of the lots have had pits dug into them by a backhoe (yellow circles). These look to me to be exploratory pits that would be used by a geotechnical engineer designing a building foundation. The photo was shot from our room in Building 3, and gives a sense of how building in Makahuena Estates will affect Point at Poipu ocean views

DW, who walks the shoreline in this area almost every day, says that in the area near the leftmost yellow circle, a portion of the shoreline has disappeared since we were here one year ago.

So now will all the ocean front villas at this resort, will they change to ocean view wants this project is completed?
 
That sucks for oceanfront owners (not sure there is such a category at Poipu Point).

I doubt it. The view category for each unit is written into the timeshare program documents that were filed with HI Department of Real Estate. So units can't be reclassified by some administrative procedure.

Plus if you did downgrade ocean front units to ocean view, there would be an imbalance in owners and view categories. To keep things in balance, for each ocean front unit that was downgraded to ocean view, 51 owners of ocean front units would need to be downgraded to ocean view owners. I don't think that's likely to happen.

Yes - ocean front is a deeded view category at the Point. Not all ocean front units will be affected; mostly those in building 3 and the west side of Building 4. That happens to be the area where we have stayed most frequently.
 
Construction certainly is proceeding slowly. This is what it looked like 6 months ago.
