so if I have 3 different timeshares all in 3 different areas of the united states and wanted to combine then into one deed versus 3 different ones... Would the fees to do this run into several thousands of dollars ...i.e. 10,000 or more... just want to understand where this money is going and why the cost is so high......
There is no way you can combine 3 deed into 1. Just like you can not combine 3 houses that located in different area into one.
There are 2 ways you can make 3 deeds into one deed though
1. Buying from Wyndham, give them your 3 deeds, they give you one deeds that has more points than you currently have. They probably charge you $180 per 1k for all the points that excess your current points. And you probably will need to purchase a min number of points from them. If you don't yield your existing deeds, you probably will be able to get $120/k deal for the new point purchase. If you do that, remember you will loss 95% of that $180 the min you keep that deed. That cost usually start at $10,000 or more
2. Selling all your deeds from eBay or yourself through various ad site, and buy from eBay a larger package that is the same or more bigger than your current points. It all depends on how much you can get from your deed and how much you pay on eBay purchase. It will take a while to do that, the cost is the one closing you put on the purchase unless you find out you have to pay the closing to sell your deed. At this moment, it probably is about less than $450 plus about one resort transfer fee which is $125.
Why you want to combine the deeds? It is much better to have seperate deeds than put them all into one. Wyndham is charging you by one bill anyway. If a place get hit by SA, you would not run into a situation you get big hit. (Although in the long run, you probably pay the same) And if you have enough points to reserve enough time in ARP on each resort, you are actually own 3 ARP compare to 1ARP. If you only use them in 10 month reservation period, there is no difference you get 3 deeds or 1 deed. Plus, it is also impossible to split the deed without some hugh cost if later on you want to give one deed to someone else.
