7. Closing Cost estimate (if any): $275-$450 (going by the estimate from LT Transfers)

I am willing to negotiate on closing costs, if necessary. I am planning to use LT Transfers for this because of the good reviews from this forum. My wife and I haven't had as much time to travel as before, and quite frankly, at our tier of points, we haven't been able to book many locations nor are we treated well. Hopefully, someone can get more use out of this than we have.

I also am a WorldMark Owner, which I bought first, have enjoyed using them, and feel that we get a much better deal for our points and treatment than with Club Wyndham. I might consider trading ownership of the Club Wyndham with ownership of WorldMark points (if that could even be a thing) but mostly would like to get rid of the extra monthly cost as finances have changed.

If you buy CWA points on the resale market are there any limitations or restrictions to the membership? There used to be some membership limitatons whe nbuying deeded points resale.

Generally no, the points just won't count toward VIP levels. There are some additional restrictions for some individual properties like Margaritaville Atlanta, but those may be tied to VIP levels. As resale, without VIP you can't book that property. We have resale only CWA and can access any of the other Margaritaville properties at 5 months.
