Changing SO to Deeded Nanea?

We are currently at Westin Nanea. We went to our owners meeting and took our $200 voucher.

Here is what we currently have:
243K SO (These convert to 7095 Club Points)
3000 MVC Club Points.
When Converted we have 10,095 Club points putting us into the Presidents Club.

Here is what they offered us:
Exchange our SO to a Deeded Nanea Property that would be valued at 12,000 Club points giving us Chairman Status. This would cost $88K to do so.

We turned this down because for one we are happy with our SO as we can covert them to Club points and access the 93+ properties. The 10K Club points when converted gives us access to anything we want when we travel. Plus the 13 months out is great as well.

They offered us an interesting deal after we turned it down. I had to think about his a little bit to see if if fit our needs.
They would convert our SO to 7553 Club Points and that would be a deeded Nanea property. So with our 3000 club points we would have 10553 Club Points. Our SO Maintenance fees would go from $8045.28 Annually to about $6000.00 annually. At a cost of $24K. Giving us about 500 more club points and deeded property. So, at 12 years of savings on maintenance fees saving $2K I would break even at 12 years and have a deeded Nanea property. They had me thinking a little bit on this one.

148,000 SO's can book Nanea in a full week. Why are they talking about a deeded Nanea week. What is so great about that? It's got to be smoke and mirrors.

Where do you own your SO's? What resort? Did you have the SO's before the cutoff around August of 2021? You should already have Abound points with that, right?

Yes we have 243K Abound points. They are at Vistana Villages FL. That is how I am able to swap to club points and yes we have had them for before 2021.

I think you mean you have 243K StarOptions.. That said, the only reason to do this would be if you actually want to go to Nanea year after year and have the 12 month home resort priority at Nanea. For $88K that is about all you get. The extra 1905 Club Points and Chairman's isn't worth no $88K.

Yes, I said star options in first post but they are in the abound program. It would actually be about 4905 addition club points as we all ready have 10,095. It didn't seem right to me to upgrade as we are fine with the president status. That is plenty of time for my family to go anywhere we want.

Maybe you should edit your post that says 243K Abound points. You do not have 243K Abound points.

So, you own at Vistana Villages in Florida and used your StarOptions to book at Nanea. The pitch is that you can sell back your Vistana Villages VOI and purchase a Nanea VOI, and your net cost (after credit for the sale back of the Florida Vistana VOI) is $88k. If you did that, you would no longer own the Vistana Villages VOI and instead would own Nanea HomeOptions. How many Nanea HomeOptions? Do you want to go to Nanea each year? Do you need to book Nanea at 12 months instead of 8 using StarOptions?

If you want to buy Nanea, and have it enrolled in the system (meaning you could use your Nanea HomeOptions, allow them to turn into StarOptions to book someplace else, or elect Club Points), and you really want to spend $88k plus the value that they have placed on the Vistana Villages VOI you would be selling back, then that is what you would be doing, and it is an expensive way to get to chairman level IMHO.

I'm guessing you went to Nanea using your Vistana Villages Options and turned them into StarOptions and booked Nanea at 8 months or less. Does being chairman mean that much to you? The perks of presidential and chairman are fairly similar, except for the difference in banking of Club Points, but does that matter to you? If you really just wanted to get to chairman, you could buy 5000 Club Points and spend roughly $75k from MVC; or you could buy the 5000 points resale and spent around $40k. You would also keep what you own at Vistana Villages. If moving to chairman is your goal, and you only will consider buying form the developer, then I'd suggest buying a smaller number of Nanea HomeOptions to get you cover that 4905 gap needed to get to 15k chairman level. Or buy Adventuras. FWIW- I'd be concerned about the high maintenance fees in Hawaii, although Florida MFs are going up too.

Regarding the second offer, are the MFs on your Vistana Villages really at $8045/year? Is Nanea really that must lower of a MF than Florida? If you could walk away from the Vistana Villages VOI and use that to buy a Nanea VOI, and spend $24k to do it, I still think it is suspicious to have that dramatic of a difference in the MFs. Nanea isn't cheap by any means. But I don't own anything in FL except Trust Points, and I'd be really surprised if the Vistana Villages is that much more.
