Changing names on title/ownership Xfer ?

My wife and I are moving out of the country permanently. My sister and her husband want to take over our timeshare. What is the best way to go about transferring the title from our names to theirs? We aren't selling it, just giving it to them and they will take over the 2016 mfs and any other new costs. Can we do that through Hilton or do we need to go to a real estate agent?

HGVC requires changing the underlying deed into their names. You may get an exception to ROFR since its family. The best way is to use Legal Timeshare Transfers, I have used them to transfer hgvc and am in the proces of another one right now. The cost is under $200.

Call HGVC transfers department to make sure they won't hold you to the ROFR process. They prolly will want some documentation (a form signed by all parites) that says this is an intra-family gift, not a sale, and then they'll issue a waiver. Or you can let LTT do that for you. It can take up to 30 days.

If you are comfortable drafting and recording your own deed (using your names as grantors and theirs as grantees), you can do it yourself. But I too endorse letting LTT do it for you.

HGVC does have a partnership with a title company, which they may refer you too. It used to be Chicago Title, but now it looks an internal department.

They charge considerably more than one of the independent companies like Smithop mentioned.. so be cautious if HGVC tries to steer you in that direction.
