Cat 5 hotels in Portsmouth, NH

I have a free-night award certificate I need to use by the end of June and was thinking of a 2-night trip to Portsmouth, NH with DH, using points for the 2nd night. I have a choice of 3 hotels... has anyone stayed at any of these? Which would you recommend? Keep in mind we'll have our car but we would like to walk to most tourist attractions, and eat in nearby restaurants.

1) Residence Inn Downtown/Waterfront (1 BR King suite)
2) AC Hotel by Marriott Downtown/Waterfront (King guest room with sofa bed)
3) Sheraton Portsmouth Harborside (Traditional King guest room)

I'm leaning towards the Residence Inn because of the extra room, free breakfast, and it appears closer to the touristy things (but it's hard to tell on a map.)

Most Residence Inns have a full (but small) kitchen which may or may not be of some help in your decision.

Wherever you do decide to book then I would advise to book sooner rather than later as this is full prime time in June, July and August. Rooms fill fast....

Residence Inn is closer and the tourist/downtown area is walkable from there; the other two not so much.

Lived in NH for a couple years back; enjoyed visiting Portsmouth a few times. Enjoyed the raw bar at the Franklin. Row 34 is also good for oysters. Jumping Jays has oysters but not the selection; it is more of a full meal place. Popovers, or something like that, good for a latte, pastries, breakfast.

I'm from NH (originally), but never stayed in a Portsmouth hotel. I used to live in Dover, for a bit. My friends and I used to have A LOT OF FUN at Portsmouth Brewery. They had some fantastic beer. Hit it up while you are there.
