cash rates for HGV Max?

none, parents own HGV and Royal Holiday
My parents upgraded their HGV to Max earlier this year. I had sat through a presentation in March in Orlando on the Max and the biggest thing that stuck out to me was they said something about being able to rent a room for something like $100/night or $399/wk. My dad had some time to kill this past week in Carlsbad and toured (for fun) the newer resorts there and they again mentioned a week costing $399.

Can someone clarify these cash rates as during the presentation I sat through they said this wouldn't cost points for Max members. How does this work? It seems it would lose the hotels money at these rates?

I plan on visiting the northeast this coming March, New Hampshire, Maine, etc and was thinking this would be a good way to save some money for my family of 5.

Not sure what properties are available that way though either, so if anyone has info on that it would be helpful as well.

This is usually refering to RCI last calls. These weeks are usually lower than $399 (Boyne Mountain in Michigan next week is $379 for a 3 bedroom). This is available to all HGVC members whether they are enrolled in Max, developer bought legacy or full resale. These are usually short notice and shoulder weeks that no one takes.

Maybe it's something new and a current Max member can verify?

The sales folks constantly toss around the $399 deal because it catches folks' attention.
As stated above, this is via RCI which all members have access to (not something special with Max).
No, resorts are not losing money. RCI is simply trying to rent surplus inventory that would have sat empty. ;)

ok, so it's not the 'good' resorts then, ie hilton properties, it's RCI. in my experience i've only stayed at 1 RCI that i thought was up to date and that was just last week in Del Mar, CA, otherwise i feel they were very outdated and lacked... maybe i'll have to keep this as an option for our north east trip as i know my parents usually have RCI points to burn as they have royal holiday and HGV w/Max (now)

Yeah, with RCI the quality and amenities can vary. It's best to do some investigation before making a final decision.

We own The Club with HGV Max, so are on the Diamond side, and our exchange is through Destination Xchange (DEX). We get something called Destination Xtras where we can purchase 7-night stays starting from $299. So, I had not thought about this is only for DEX properties. We are still new; our membership is effective Jan. 2025 even though we have already started using our points. Hope we encounter some amazing DEX properties!

We also have something called Open Season where if you book within 30 days, you can get super discounted cash rates. Those are not just for DEX properties. I wonder if the HGVC side has Open Season also?

Yes, HGVC has open season 30 days and in for cash.
