Hi,

I was ready to bid on a timeshare at Casa Maya as we have a one-bedroom and would really prefer a two bedroom. Price was right at one dollar with closing costs paid but, there is a $1595 transfer fee from the resort. I am trying to confirm with the resort but, that is really insane. I just don't get these insane transfer fees.

I won an e-bay auction a couple of years ago at Casa Maya and there was not a transfer fee at all from the resort. The closing company charged a fee but not the resort. I would e-mail the poster of the auction as well as Casa Maya to get more information on the fee.

Wow, they did change management, maybe that came along with the new management. Too bad, it might be more than enough to dissuade older owners from transferring titles to their children. It is an older resort and a lot of the older owners when I was there were talking about upgrading and adding more years so their now grown children could continue to enjoy the resort as they had in the past. I'm glad I got in resale when I did, and I am glad I had my at the time, 18 year old daughters name put on the membership. My brother was thinking about picking one up but I guess this might put the end to that idea. Still it is a nice place, so nicely located and the maintenance fees are reasonable. My closing costs were about $300, and my auction at the time was about $250 for the next 20 years or so. Resale has come down, as you said to basically nothing so maybe its not such a bad deal after all.

They went from no transfer fee to $1595 a little over a year ago. I bought several old contracts right before the jump. It was an easy property to buy into and you saw a lot of contracts available on ebay. I think they caught on to the resale market and wanted a piece of the action similar to the Mayan group.
