Carlsbad Seapointe Resale

I was under the impression that only Marbrisa resale was HGVC eligible (or the other Carlsbad resorts when purchasing a Marbrisa retail and wrapping it into the transfer to HGVC).

The previous owner bought a developer unit and in that process, had their seapointe upgraded into HGVC. The new rule is that HGVC points will transfer to new owner for this seapointe even in resale as long as a $995 transfer fee is paid. Developer wants to make $995 on each of these transactions, instead of $310 they use to charge before for transfer of ownership. It is not mandatory, the new owner can refuse HGVC points and pay only $310 as transfer fee and then just enjoy their fixed week at Seapointe.
 
That's great news! Slowly sneaking these properties into the fold.

I hope as Hilton gets more creative with acquiring properties for the club through existing developments, they focus more on the full "HGVC experience" as opposed to these awkward affiliations that require an entirely new set of rules... and a magic decoder ring to figure out how an owner will be treated.

Also, I found another link in which it is stated:

"Also, it's very important to understand that Elite Status designation cannot be obtained via resale purchases and that not all affiliate resorts allow the Club membership rights to transfer on the resale market. For example, the Carlsbad affiliates do not allow the HGVC point usage to transfer to a buyer"

It would appear that there has been a change in policy.

I suspect that GP, facing a tough R/E market in which new sales weren't happening, saw it as both an added value and a money-maker, while HGVC benefits from participation among resale buyers.

Its a win-win, 'cept that it encourages resale buying... which was happening anyway.

Just want to clarify that any seapointe or Palisades resale with not be able to enroll in HGVC, only resales when the ownership you are purchasing is already in the HGVC program will enroll in HGVC.
 
And a higher transfer fee than listed in the member guide applies for a resale that is in HGVC? The member guide says $399, but I hear $995 on this one and Bay Club is also higher at $500. Is that true?

Per the Guide, membership transfers are $399, but at affiliates, memberhip is non-transferable, so they charge an activation fee instead. I guess membership from Bay Club and GP affiliates are "special" cases.
