They started assembling the scaffolding at the start of this week and will start work on the outside of building 2 on the 1st. It'll definitely be noisy during the day

It has been quite a project. We had a special assessment to help cover it. It will look great when it is finally finished.
I used to own a fixed summer 1br week here mamy years ago but gave it away.

Wondering what the special assessment amount was and how long ago?

It was $300 or so if I remember. I paid it early this year I think. It’s so close to the ocean, there was a lot of rot. The new clubhouse facade looks great and the new balconies should look good and be much safer.

That sounds about right. I have an EOY unit and something in the neighborhood of $125-150ish seems to be what I paid. Here is the link for the construction updates: https://seapointe.grandpacificresorts.com/construction-updates/

We own a condo in Mission Valley and have been going through the balcony repair process there. It has been quite the unexpected hit to the HOA budget, but the project was built in the early 1980s, so I am not surprised that there were repairs needed after the inspections were made. As financially painful as it has been, having a balcony collapse would be a lot worse. Our unit is a top floor corner unit with two balconies and no repairs were needed, so now we have a bit more peace of mind.

That is reasonable and fair.

At least the board is still composed of mostly owners it still seems.

From last week .... the updates are extensive ( far more than just balconies ) and the results are beautiful, inside and out. Here are some photos. Work should be complete in March 2025.

February 3, 2025 received this email:

Dear Owners,

We want to inform you that Carlsbad Seapointe Resort will be temporarily closed from April 27 to May 3, 2025, as we undergo a full-resort fumigation. This necessary maintenance ensures the continued quality and upkeep of the resort for all our valued Owners and guests.

Our team is carefully coordinating this process to minimize disruption. If you have any upcoming reservations during this period, we encourage you to reach out to our team for assistance with rescheduling.

We appreciate your understanding and cooperation as we complete this important work. If you have any questions or need further information, please don’t hesitate to contact us at (888) 477-6967.

Thank you for your support, and we look forward to welcoming you back soon!

Best regards,
Carlsbad Seapointe Resort

A full fumigation doesn’t seem like a preventative measure. I’ve never heard of another resort doing something similar. Did they have some kind of infestation.m?

I was hoping those weren't your dates. But when I saw this I thought I better post it. Now you can get ahead of it. Best Regards.

I don't know. But they have been doing extensive work on the open walkways and balconies so maybe they found termites or something? Call and ask.

FYI I just posted the CSR Newsletter in the HGVC resort info sticky

Our stay starts two weeks earlier but I definitely want to avoid any sort of infestation issue.

Ten years ago, I had a bad termite infestation issue during a Lagoon Tower stay which wasn’t pleasant.

Thanks for posting, We are scheduled for 9 days starting on July 8th. I thought that I would try a different location the Breckenridge.

Termites are a problem in SoCal. Full tenting is pretty common.

A little less than 9-months, almost everything was gone. I didn't set this booking in my calendar therefore I missed booking when the booking window actually opened. The dates are working out for I can link with a family reunion in WA State.
