Carlsbad Inn purchase

My friend owns a 1 bedroom, week #51, at the Carlsbad Inn(CA). He needs some money and has offered to sell it to me. I live near the resort so I would only use it for "day use" and then exchange it through RCI to go somewhere else. Are there any Carlsbad Inn owners out there who know if this would trade well? I have a membership to II, so I dont know much about RCI. How is the rental market for a 1 bedroom Xmas in SoCal coastal(cold!)? I have seen Carlsbad Inn timeshares listed from $40 to $18000. The MFs are high so whats a good deal on a Carlsbad Inn 1BR week #51? Thanks for any info!
 
I don't have any history as a timeshare owner, just bought MarBrisa (but live in NC so the day use isnt helpful), but I would point out that plenty of people from this direction want to go to California in the winter. MarBrisa winters are still gold and Christmas pops back up to platenum.

If you are going to use the day use I think it's a pretty easy decision- you get a country club for basically free, plus a vacation or a week that you can probably sell. Personally, I'd do it.

Have you tracked on ebay what they are selling for? It is no were close to $18,000.

What price is your friend asking? If you are planning on using it for day use and exchanging check and see how many points it would get under the RCI compared some of the weeks listed under completed ebay auctions to establish comparable value.

From what I have seen the maintenace fees are not that much differance between a 1 or 2 bedroom unit at that resort. But for exchanging or rental purposes a 2 bedroom IMHO should give you better value for your money.

Maybe have your friend check the ebay completed auctions so he has a realalistic idea what they are going for on the resale market especially if he bought through the resort.

Real good time to own there! They have just completely renovated one building and in January will start the other one. They already did the Lobby, opening up the rear with glass so you walk in and see ocean. The grounds have been done too.

We live IN Carlsbad so have traded it alot. It gets the 'average' gold resorts -- not what Hilton could pull -- but decent ones. I would ask your friend what Unit it is, what floor. The best floor is the third one and being away from the restaurant makes for happy renters :)

Actually their HOA fees are quite reasonable compared to other resorts in the area!

Proportionately there are very few 2 BRs at Carlsbad Inn, mostly 1 BR. Also on Ebay completed auctions -- locations could vary the price quite a bit. One unit could be first floor across from restaurant and another on third floor toward the ocean and the price will be quite different.

Good Points Cathy. But on exchanges and not rentals and not for using at the resort for the same week the 2 bedroom no matter what location will do a bit better.

RCI TPUs for a week 51 2012 deposit are 31 for a one bedroom, sleep 4 and 34 for a one bedrom sleep 6, if that's any help.

HOA fees on Four Seasons

Carlsbad Inn is nice (a short stroll to the ocean), don't know what their MF are and I thought the units were a little cramped; however, I just saw two one bedroom Gold Week at Four Seasons Aviara for sale for under $1,000 (while I was trying to find what a week at Carlsbad might be worth)!:eek:

FS units are beautiful -- even the studios are spacious! Downside are their annual fees -- one of the highest.
 
I would not buy this. For day use the facilities are better at Carlsbad Seapointe. I think that off season weeks at Carlsbad Inn pop up frequently on ebay for next to nothing. There are a lot of off season Seapointes on ebay - again for next to nothing - and you can choose your week each year. I do not know about week 51 but week 50 is extremely slow. There is a 300 transfer fee for both resorts on top of the sale and closing costs. Also, you have a week with a tough valuation and a friend involved. One of you will feel gypped. Walk away in my view. Funtime

The seller appears legit and and is using a commonly used closing company. He's done a very good job of describing what he is selling.

What it is "worth" is very hard to figure. I would point out that it is a spring week and a summer week might be "worth" more (that resort is calling it a red week according to the seller but it isnt a top rated week at MarBrisa for example), and weeks at the various Carlsbad resorts pop up about every week so if you miss this one you will most assuredly have another chance.

Suggest you pass and first learn about the various resorts. Also suggest you join Tug so you can have access to the Tug resort reveiews. Also suggest using Trip Advisor for resort reveiews.

The resort you are looking at in nice but has abusy highway between it and the beach.

Suggest waiting a few months before buying as timeshares are easy to buy at this resort but hard to sell and get your money back.

Go to the completed auctions on ebay and you will be what I mean.

Maybe try a rental in that area (we did a exchange) and then check out the other resorts.

I ended up buying a Grandview at Las Vegas(122k RCI points a year, 2bdrm L/O) for $2000.00. The MFs are still low. I hope it turns out to be a good deal.

BTW Unit 208, week #51, Carlsbad Inn is listed for $1995.00.
