Canadian walking away from VACATION VILLAGE at WESTON

Hello Members. Because of the huge increases in fees with Vacation Village (VACATIA) coupled with the weak Canadian Dollar I am choosing to WALK away from my two unit , xmas week timeshare. I have loved using the 86,500 points over the past 17 years. I have tried to speak to management and I have sent a few letters, with ABSOLUTLY NO response!! I have included the lastest letter!

Vacation Village at Weston Management/Ownership (VACATIA)

1. As Owners since 2007, we are EXTREMELY disappointed with our membership fees. Here is a picture of fee increases:
2007-2022 (15 years) total fee increases $343.00
2022-2024 (3 years) total fee increases $329.00
Original maintenance fee was 2007: $756 , it is now 2025: $1425
Explain the unbelievable increases? Taxes went up minimally, but maintenance fee UNBELIEVABLY in the last 3 years? Why? According to most analysts we are shouldering maintenance fees from all the owners who have STOPPED paying their fees. I am also confident we are paying fees for the operation of a timeshare sales program that is struggling.
I recently saw a property at the weston on sale with TUGGS… same unit but their fees were in the 1100… range? I do not understand the discrepancy either???

2. At this point management should face reality and think about a reorganization/restructure of the timeshare operation you run. Most intelligent buyers now know if they truly want a timeshare they can have one for FREE. High pressure sales tactics are not working, the old timeshare sales model is not viable, and YOU NEED new ideas to utilize units and keep the cash flow coming in. In tough times start trimming your staff, think about saving $$ vs spending, or you will continue to LOOSE all of your owners.

3. At this point in time many timeshare companies have give back programs and I want to know what yours is. I will definitely NOT CONTINUE paying our fees in 2026 unless there is a drastic reduction in fees. I can rent properties cheaper than using my timeshare and paying maintenance fees as well as a host of other RCI membership/booking fees, as well as timeshare owner amenity fees!!

I look forward to an HONEST response and a plan for the future. I would appreciate if you would forward this message to the new ownership/management team as well. Again I have loved timeshare for many years, but the costs are not worth the value anymore.

WOULD love to hear any comments from owners on either side of the border!! SUE
 
Have you thought about giving the timeshare away on TUG instead/before walking away?
 
I understand that VV has some of the highest maintenance fee delinquency rates in the industry. Those delinquencies get passed on to other owners as bad debt. The higher the fees, the more people default.

I don't see how Vacation Village has a viable business model that can be sustained.

I feel like they might be in a downward spiral, which is too bad - but the Units I saw in Weston were not worth close to my HGVC MFs in MF prices... They felt like they should be right at the $1,000 mark.
