Buying Hyatt points under Marriott

If you want to know how Hyatt works, go to the Hyatt subforum and read the first few messages. The one titled "how Hyatt works" will tell you everything you need to know about the legacy, deeded Hyatt program. If you're going to buy one, that's what you almost certainly want.

I am incredibly happy with my week. I've been an owner for 25 years and if I were to walk away tomorrow, it owes me absolutely nothing. I got my money's worth. It's a small percentage of timeshare owners who can say that.

But, keep in mind that just because it works great for me doesn't mean that it will for you. I never recommend buying any particular brand or resort. And I don't even recommend buying a timeshare. I recommend doing your homework and seeing if this is something you truly want. Because it's hard to unring this bell if you decide to ring it.

One can purchase a deed week with the point level one wants for pennies on the dollar less. But there is more, Portfollio points...look into selling them, so after spending 20 or 3o K they are virtually valueless and restricted if you sell. A deed week, you can sell and the points associated transfer, no restrictions. Don;t believe you will get 18 month access to deposited weeks, not happening some say its a lie. And yet more, maintenance fees are lower!

Pinion point We are portfolio owners with 6600 points They are basically saying we need to "convert" to Marriott by buying points under Marriott to get full use of all the properties

You have already spent way, way, way too much. Stop buying from them. They're going to keep trying to sell you things whether you need it or not. You could have spent a few thousand on a deeded legacy week. You would get everything the Portfolio program does. And there aren't tiers which the salespeople constantly try to upsell.

Oh I know we have spent a lot of money but you didn't really answer the question. If you don't buy into Marriott can you use their facilities with HRC? Doesn't look like it to me. HRC doesn't have enough resorts that work for us.

You were talking with Hyatt sales reps and they were trying to sell you portfolio points in the Hyatt program. These don't give you any direct access to book Marriott, Sheraton or Westin properties with those points. In face, those Hyatt points are complete garbage.

Marriott will either show up in II or not. No amount of Hyatt points will change this. Marriott owners have an internal preference period where they get first-dibs on any Marriott exchanges. After that ends (two weeks?), they drop into II and then everyone competes for them.

Short of buying a Marriott [something], you're in the same boat with the rest of the Hyatt owners.

I wouldn't rely on salespeople to provide information. Even if you find a scrupulously honest one, their agenda is to get you to buy something.

I wish someone was just honest and forth coming instead of lying. Most people would probably still buy if it fits their lifestyle

People are honest and forthcoming -- right here. There's a Hyatt subforum. You'll get help there. I'm not much help with the Portfolio program because I own a deeded week. But there are Portfolio owners who will chime in when they can.

Hyatt's timeshare business was sold off to Marriott. The Pritzkers still own the hotel side of the company. Marriott has been playing fast-and-loose with the system ever since. Nothing those guys do will ever surprise me. I was told by another owner on vacation that at the owner update (I never attend these), the salespeople were telling legacy owners that they had to "Hyattize" their week into Portfolio points, otherwise nothing would work. And that's why I never attend these.

I can't think of a single positive thing that has happened since the takeover. At least the Pritzkers believed in the "develop a resort; sell it; develop another resort; sell it" model. The new system is "keep selling the same resort, over and over -- take ROFR and foreclosed weeks, turn them into 'points' and sell 'em again and again."

The number I hear most often is $20 per point. That means my legacy week would cost nearly $40,000. Anyone who cares to do their homework can hop on a resale site and find something similar for a few thousand bucks.
