does it pay to buy from the developer? WKOVR-N ?
they are asking for $39900 EOY Ocean View....

No. But thats too short so No. Again.

NO....we bought developer EOY island at the orig WKORV, so we really didn't pay too much anyway, but with the developer prices now I'd buy resale!

No, first learn about timeshares, the resort, and the resale market through this site and others.

When you can confidently answer the question that you posted to start this thread, it will be the time for you to buy.

No - in fact there is an every-year, 2 bdm., ocean view, WKORV unit on ebay right now for under $30K.

In a nutshell, the only thing you lose by not buying from the developer is the option of converting your week to Starpoints (hotel points) but the conversion rate not a good value, so you aren't losing anything at all.

For example, if I converted my WKORV 2 bdm. to Starpoints, they wouldn't even give me enough points for a standard, no-view, hotel room at the Sheraton or Westin Maui Hotel for 1 week! Why would I do that when I can split my 2 bdm. and stay in a much nicer room for 2 weeks!

For lots more info. about the WKORV, read the old posts, and this article from the TUG advice page - Starwood

No. But thats too short so No. Again.
Well then, how about...
Not just No, but Heck No !

just wondering....
so who's actually buying it from the developer then if its such a crappy deal? and how does it get to the resale market if no one is buying it from the developer in the first place?

Here on TUG, most of us are very happy that people fall for the glitz, glitter, and freebies, and buy from the developer. When they are unhappy because they can't do what the sales(wo)man said and/or they never learn how to use it, they dump it or pay a Post Card company to take it. Those are people who don't find a place like TUG or TS4Ms. If the general public didn't buy retail, there'd be no developers.

Only a very small percentage of people know about buying resale. And most of those are told stories (lies) by the TS salesmen about how much better it is to buy from the deveolper than to buy resale.

There maybe some valid reasons to buy from the developer but the biggest resaon people buy from the developer is they are completely clueless about TS and have no idea of what they should/ could pay. This is unlike most big ticket items which people buy. Few people ever buy a car without at least some idea of the cost and options of buying it used. But almost everyone who buys a TS goes in without a clue about TS.

The best advise anyone can give someone looking to buy is "DO YOUR RESEARCH BEFORE BUYING" Once you've bought your stuck. There is never a developer deal which is so good that you can't pass it up.

When people buy their first timeshare they are usually on vacation, they are swept away by the gorgeous property and extravagant promises of the salesmen, and they make an impulse purchase! Oh...that would be me...

Buy resale - and if you decide the SVO system works for you - buy Mandatory where you want to go (for most purposes)

The bottom line is that sometimes you just have to buy from the developer. I found this site years after buying my Harborside but since I bought in 2001 there weren't any resales anyway and I can still get more for mine that I paid.
When I went to buy a second week and only wanted week 52 which is a premium I tried to buy resale but found sellers wanted as much as the developer wanted and on one I was really trying to get, found out that it was bought back by Starwood--on their right of first refusal--I ended up getting one from the developer and although I paid a premium for it I know this is where I wanted to go and when--even adding the two prices together I think I am ahead.
So I guess what I am saying is that yes if you can buy re sale that is great--but if you want a specific week or a newly opened location you often have no choice and as long as that is where you want to go and the time you want to go and are happy don't let others make you feel like you made a bad choice.
I never plan to trade as we have friends who own a month of 3 bedroom villas in St John and we go with them every year--leaving in two weeks.
There is a vacation place for everyone--personally I would never have bought in St John but am happy to go with my friends==in my mind you can find lots of nice beaches and resorts but there is only one Harborside At Atlantis--just my opinion of course!!!!!!!!!!
