Buying an HGVC Resale

If you purchase a resale Hilton unit, it can't be counted towards Elite status which is defined here:

But, are there any restrictions on trading into other Hilton properties?

Are you limited to just the property that you purchased or can you trade to other properties?
 
You can trade into other properties during the club points window generally 9 months with exception of the NY and DC by Hilton Club properties which have a 120 day window owners reservations. The property you buy will be assigned a points value. Different units are assigned different values per point based on the square footage and season. Some are better values than others. You can see the best value per point spreadsheet on the sticky under Maintenance Fees 2021.

Correct, but to expand, if you want to make any reservation that is not a Home Week reservation (7-day, in the resort, unit type, and season you own, starting on the resort's check-in day), you have to wait until the 9-month window. So for example, if you own a 2BR Platinum season at a resort, you would have to wait for the 9-month window to make a 5-day reservation, even if it was in a 2BR in Platinum season. Same if you wanted a 1BR reservation, etc.

We've owned a HGVC TS since 2007 (14 years). In that time...
We've _never_ made a Home Week booking. The criteria is too restrictive.
With Club booking windows, we always find someplace suitable to go.

HGVC has three reservation windows:

(1) Home Resort window (3 month period requires a full week reservation)
(2) Club Reservation window (9 month period requires a three night minimum)
(3) Open Season window (30 day period requires a two night minimum)

HGVC works like a floating week system during the home resort window which means from 12 months to 9 months before check-in, if you want to visit your home resort then you must reserve the exact unit size and type in the season that you purchased (studio, 1 bedroom plus, etc) for the full week based on the fixed checkin date at your home resort. There is no flexibility.

HGVC works like a point based system during the Club Reservation window which means 9 months before checkout anyone can exchange into any season, resort (including your home resort), unit size and/or type for any number of days (minimum of 3 nights).
 
Are there any restrictions on resale points reserving in the Club Reservation window? I found this statement in RedWeek's article on buying a Hilton resale:
"Points purchased outside of a HGVC authorized broker are not eligible for upgrading into other HGVC inventory in the future."

I think what that means is that if you buy from a non-HGVC authorized broker, then Hilton won't let you buy a small amount of developer points from them and bless all the resale and developer points as Hilton-purchased points for Elite status, etc. But it could mean what Disney is doing with the Riviera Resort by not letting resale purchasers trade into other parts of the Disney resort system. I need to clarify that this isn't happening before I bite.

No, both retail points and developers points are the same.

What I think that they are trying to say is that with a resale purchase, you "might" not be able to upgrade that during an owners update (aka. sales presentation). I have found that they will still "upgrade" those for full original retail purchase price but it was still requiring too much money (I could still buy cheaper on the resale market for what they were offering)

It really depends on the resale package. Some they will upgrade if they need more inventory. Normally they only upgrade your most recent retail deeds. If you have a deed of $125K, they might offer you a $155k deed. The sale person told me they normally need at least around $30k cash in for trade in.

This past February, 2021, We upgrade to a $126k deed of 14,400 point in HHV Grand Waikikian with a resale of Hilton Club (HCNY) 10,000 pts with original price of $98k. We paid $28k plus bonus 10,000 pts. We were elite premier before the purchase. I think there was some discount in closing. Our MF from $3300 (0.33 per point) to $1944 (0.135 per point) The retail offers better premier packages (higher points and lower MF) than resale. We had 2 HCNY, so we still have 7,000 points to use in HCNY (owner only club).

If I were to buy the same Grand Wailikian resale deed worth 14400 points, I will get the same points. Direct buyer does not get more points and lower MF vs a resale buyer of same contract.

Correct. Resale is not count toward for qualification to elite. Other than that, it is the same. You can buy resale if only there is market for it. Sometimes you need to search and wait. Hard to come by. The good resale is not cheap (cheaper than direct purchase but need patient to find one). You do get bonus points from direct purchase that usually negotiable (HGV price is not negotiable). I saw some got 100,000 -150,000 HGV bonus point. But there is a set amount for bonus points and sometime the sales team has to pay to get you extra. I always get few bonus points because I don’t negotiate and felt bad that they need to pay for it.

I can confirm that for Bay Club. Sometimes it has to work its way up the Sales Dept ladder before an experienced HGV person notices, and disappoints the eager newbie Sales rep, so don't trust it if it's offered. I believe it's because Bay Club is an Affiliate, and was not developed by Hilton.

If your bay club is bought from HGV, they may take for trade in. HGV usually don’t take any resale from affiliated trade in.

FWIW...I have been offered full retail price if I trade in my resale. But what they offered was not a good deal.

I am not saying the value in terms of $. We were talking about if they will offer trade in to resale affiliated resorts.

We bought many retails even after we knew there are resale market. And we never regret. It is a personal opinion about value. We also bought many resale. we bought what we think it is a good deal.

Also the the full retail price of a deed more than 10 year old does not worth much. The newer developed property deed worth more.

At an owners update in April the rep laid out a strategy to consider in the future to get to Elite. He was a bit baffled why we were even there and could see that we had gotten some really good deals when I told him what we paid resale. Part of what he suggested used an EOY 12,600 pt 1BR @ Kings Land that in effect gives us 6,300 points per year. We paid $5,000 earlier this year, compared to the original developer price of $47,100 in 2016. The scenario he gave us was to apply that against a 10,500 2BR at Kings Land that he said would normally be about $65,000, which we could buy for $13,000. So the way I looked at this is that he was asking me to pay $13,000 to gain 4,100 points per year and raise my MF$/pt to boot. Hard pass, as I could buy a couple of Vegas 7,000 point resales for less than that. I might consider trying to leverage that $47k in the future if they add some features to Elite that appeal to me.
