Breakdown of maintenance points question

Minor problem, but need some help. One of my contracts is for Star Island, which Wyndham is selling off (going bankrupt). I elected to make a direct transfer to Club Wyndham points. Got a call from them today about sending the paperwork to finalize the swap. Turns out, the Club Wyndham Access point also have a maintenance fee of about $60 per month. Since I have three contacts and pay a combined monthly fee (around $145), I wanted to know what portion of that was Star Island.

Spent 30 minutes searching around the website and my account trying to determine what each contact's maintenance points are, but failed. There seems to not be a breakdown anywhere listing what each contract's maintenance fee is, just the total of all three. Any advise?

Login to your Wyndham account online - click on My Ownership from the Owner Dashboard - login to the Payments/Financial portal via the red login button on that screen. That will launch you into the Financial portal. From there, click on Statement History - and when prompted with your contract list - choose the contract that matches your Wyndham member ID number - and then you'll see a list of your monthly statements. Screenshot below for reference. Look for a recent statement in November timeframe with a different date than your "normal" monthly statement date - that's your annual assessment statement - click View.

From there, you'll see your version of the below screenshot. Locate the row for Star Island - then add the columnar values from that row for Maintenance Fee, Reserve Fund and Property Taxes together for a sum total (and any local tax if also listed). Take that sum and divide it by 12. That's your monthly SI MF payment (not including the Program Fees - which are broken out in the first row for all contracts listed).

I'll just add that if Star Island isn't on the 2026 annual assessment (which I would expect to be the case), you'll at least be able to see the breakdown for your other two contracts for 2026. Then if you want to see what the breakdown for 2025 was, just scroll back in that list of statements to a similar date in November 2024 that doesn't line up with the normal monthly billing, and that will be the 2025 assessment statement.

Thanks everyone for the help. It appears the points transfer from Star Island deed to Club Wyndham access points will cost me an additional $20 a month. How lucky am I!!!

Side question, do you have any of the material they sent out for the special meeting and bankruptcy? I know @Greg G was looking for some information on that.

I got a called from a Laurie Park from Wyndham on Tuesday. They are doing all this by electronic documents and DocuSign. She told me one of the documents needed printed out, notarized and return. I just got the two email with links to the documents. One document appears to be a contract for Club Wyndham. It's over 100+ pages! I have not been able to get into the other one yet. Website is very slow.

Perhaps that other document is a deed to convey your Star Island ownership over to Wyndham or someone else. There was some discussion about this a while back. When you get the link to open, let us know if that is what it is.

IIRC he was explicitly looking for the slide deck presented at the HOA meeting itself.

Turns out, the two emails point to the same documents. Here's the email contents. The website must be overloaded, can't get the documents to download. Will try again tomorrow.
