bHC Elara - rooms and points?

Has anyone found a Elara bHC in the resale market? The search options only include Elara HGVC in the drop down.
 
I have seen exactly 1 bHC Elara resale, was on the HGVC Resale bulletin board. I think I got the FB post link correct, but here is a screen shot of the post last fall...

I have a bHC Elara question and this seemed a good thread to tag onto.

Due to a point sale I just discovered on our KL stay, my plans to use all of our 2025 HGVC points have failed (I got points back). Now looking at a couple of days in Vegas. Based on the number of points we have, we could get something in the Elara bHC (Quad studio premier, whatever that is). The points for regular Elara are just not high enough for a mid-week stay.

As bHC owners, but not at Elara, is there any advantage to getting the bHC room here? Or, since we have the points to book 4 nights to cover our 2 night stay (early check in, late check out), is there any reason not to book this room?

(BTW, this leaves an orphaned 62 points :))

I posted one this week in the TUG marketplace. Since there was no Elara, a Hilton Club Resort to choose, I posted it under Hilton Grand Vacations Club Elara.

We have our eyes out for the Quad Studio. Have not seen any come available, though to be sure, not many of any size have been offered.

Yeah, I figured that about the lounge. So, sounds like not much added value in getting this room over the other.

Quad Studio Plus offers good HOA dues for 977.12 for 11,520 Points. .08 Cents Per Point

2 Bedroom Plus has not so good HOA dues of 2972.72 for 20160 Points. .15 Cents Per Point.

Are these newly sold? Very limited resales but curious about the total rooms / supply compared to regular Elara.

There were only <100 bHC Elara owners, per HGVC's 2025 annual disclosure statement (page 16 of 96 page document)...
New to sale, so will be a few years before resale prices come lower..

He does post many resales to that group...(there are many others too)...
Curious, is he a Broker or a hobbyist doing this on the side?
(25k for Gold bHC Elara, only 16.8k pts, no Thank you)...
 
I’m curious how much the retail price goes for say Quad Studio Premier. Likely very expensive but as many have done, if combined with trade ins, might be a good deal at certain price level for such low MF.

It was in the $100K-$160K range I believe at the last owners' update I did there.

If one can turn in their shitty deeds bought free, and trade up for this, can save a lot of MF. I’m willing to pay $1 per point to save say 5-10c pp in MF, I guess.

I don't think it would work at $1 / pt. I sort of think they want a min sale of around $25K. I have zero basis for this comment, other than I read a lot of posts where people end up with that basic per-purchase pricing. Also, a quick google search came back with the average 2024 timeshare (not HGVC specific) sale at $24K. I'm sure others will have better in put than me.

But, if you can get a stack of HH points (I'm thinking 500K+) and HGVC Bonus points, you could see a path to an acceptable outcome.... I'm not sure.

It probably has value to some, as it is F1 Dedicated Home Week with a balcony.

I believe he's a hobbyist. It’s been a hot minute since I have been on that group, but I don’t believe he’s a broker. Judi K’s group does post on there regularly.
