bHC annual membership fee and what AI perks does that give

I can't find anything on the HGVC website on this, nor here, but searching bHC is too few letters. Any idea where to find it, or did something change and I wasn't aware.

Can someone point me to a source? I found the sticky but it only has 2024 fees. Just wanting to see if anything else changed, as I assume it did as membership fees went up for NON-AI option.

Appendix 1 of the 2025 HGVC Disclosure Statement (pg 25 or 46 depending on how you count).

"Owners at select properties have the option to pay “Inclusive Club Dues” of $371 for Members residing in the U.S. or Canada and $397 for Members residing outside the U.S. or Canada. Inclusive Club Dues include annual Club Dues, plus unlimited Home Resort Priority, Hilton Club Priority, and Club reservation fees, excluding Open Season reservations."
 
Thanks, I was looking for a separate document, So it is $152 more, but you are charged no reservation fees. So making two reservations makes it a break even prop, and make 3 and its cheaper. At least it would allow me to speculate on a booking (am I going to go or not), and not have to lose my money for the reservation fee.

Is that the right assessment?

That is a correct assessment and exactly how I look at it. I own an EOY deed at the District and while I pay the higher Club Dues each year, I don't have the higher (relative to my other Vegas & Kings Land deeds) MF's hitting my account every year. Plus I get access to the Owners Lounge when visiting there.

We own this as well and it was a great purchase for almost nothing. Free transactions plus eliminating the need for cancelation protection. For example, we booked Ocean Oak at 9 months in hopes of being able to make the dates work, but nothing lost if we can't.
 
With bHC points does that give you Open season access to all bHC locations, or just the one you own?

Reading the attached from the 2025 Rules, I believe it only gives you access to the resort you own.

In general, only the one you own. But owners of NYC and DC bHC resorts have reported being able to occasionally make Open Season reservations at other NYC/DC bhC properties (as described in the "Notwithstanding..." portion of the 2025 rules posted by @BingoBangoBongo).

Yes…and it depends on the night. The OS price is fixed and hotel rooms are priced quite dynamically.
