Better to buy Wyndham points with multiple deeds or 1 or larger ones?

I am in the market to expanding my Wyndham points to around 400k. Is it best to buy multiple deeds/auctions or buy 1 or 2 larger ones?

I would go for one larger contract but it's not that big of a deal. The difference in is the $299 transfer fee on the way in and on the way out

Also the very small contracts are more difficult to sell

i found a 105k contract where the seller paid the closing costs

Yes, i have seen several of those on ebay & that's why i asked. I guess it doesn't matter as long as you save money. I know MF are different. Selling can be more difficult too.
 
Another reason for buying a single large contract is with a large contract, you'll be able to ARP into at least one resort. With a bunch of little contracts(e.g., 77K, 105K), unless they are all at the same resort you might not be able to ARP into any place.

I know it is a dumb question but with all the issues I am reading about here on Tug about Wyndham why would you want to add more points now rather than waiting until all the outstanding issues, including the inability to get through to anyone on the phone, get straightened out?

Haven't heard anything or haven't been informed. Never had any probelems. Do everything online.

Example: Own at La Belle Maison ... your ARP is for that resort ONLY...starting at 13 months out from checkin til the day before the 10th month of checkin. Then ANYONE with a Wyndham points ownership can reserve available units.

CWA ... is a club membership of Wyndham points .. where ARP is based upon the 'pooled' deeds in the club. WHOLE different topic as to ARP... as everyone who owns CWA can use up to the limited points the club owns to ARP ,,,, and (this is the BIG AND)... CWA owns a bunched of fixed converted weeks (at the older Wyndham resorts), the ARP is ONLY for each underlying deed.

Club Access exists to answer the AGE OLD timeshare question of "what to do with a bunch of old fixed weeks deeded in the off season?"

Originally, timeshares were SOLD as fixed weeks. RCI resort #0001 solved their problem by SELLING 2 weeks on a deed (in 1975) ... one PRIME and the other offseason. Other resorts sold the PRIME week for more money and the offseason weeks for a lot less ... but the MFs were the same. And the offseason weeks became a collection of MF issue for the HOA. Finally, RCI resort #0001 was brought by Wyndham (after the 2nd generation of family SOLD out) ... but Wyndham had developed this "club" form of ownership.

Wyndham's fix of the unused and mostly UNOWNED dog weeks ... and even the marginal season weeks, was a CLUB of weeks ... and selling ARP at .multiple locations. So the newer resorts have ARP in 2 different pots ... CWP and CWA. And ANY and ALL fixed weeks traded or forecloused on by the HOA, are turned into Wyndham's Club Wyndham Access. Fixed weeks are NOT sold or available from Wyndham ... only on the secondary market of private sales.

Only a very few original Wyndham resorts did not belong to CWA ... Royal Vista for one. But I believe NOW, it is also a CWA resort.

And MOST if not all sales, are for CWA by Wyndham.

WHY? Because, owners own no deed .. just a club membership certificate which can be CANCELLED via a certified letter .. no deed which has to be foreclosed on.

You have to figure out WHAT is best for you and your family.

I brought where I wanted ARP (needed) at ... South Florida on the beach vacation spots for a Snowbird life. I own Wyndham Fixed Weeks and Royal Vista CWP points (at 3 different resorts).

And I own at a VRI resort in Fort Lauderdale .. about 300 feet from the beach.

And I am less and less HAPPY with the Wyndham points system EACH and EVERY DAY.

Ok. Thank you for the feedback. I'll have to decide & see what is best. Probably looking for around 400k points. We travel for baseball and one big trip about every other year. Love to cruise.

The best use of Wyndham points is for reservations at Wyndham resorts. Using Wyndham points for a cruise is horribly inefficient. Try vacationstogo.com or some other discount cruise site.

I definitely wouldn't use points for cruises. I use them for resorts only. Just trying to figure out if i should buy one big deed or 2 or 3 smaller ones.

Two considerations:
1. Multiple purchases means multiple closing costs and transfer fees. If the seller pays, this doesn't matter.

2. ARP. Let's say you buy 308,000 points at say, Ocean Walk in Daytona Beach. You will be able to book a week thirteen months before check-in. Alternatively, you buy four 77,000 point contracts at four different resorts. You will probably not be able to ARP a full week anyplace (maybe a studio offseason). If the four contracts area all at the same resort, see #1.

Buy one contract. A bunch of small ones are going to cost you more money In transfer fees. 400k is really NOT a big contract. It will get you ,on average, two weeks a year in a decent lodging. Which seems to be what you are looking for. It will be easier to sell in the future simply because it is not too big and not too small.

As to ARP, you have to ask yourself is there a place you want to go to all the time every year? Is it a highly sought after resort? Do you plan your trips far in advance? If the answer is yes to those questions you want to own that resort.

However, if you want to go to different resorts then Club Wyndham Access may be what you are looking for. This gives you ARP at about 70 different resorts. Some may have very limited availability (like Newport in summer) as CWA has small allotments at those resorts.

Then, maybe you are not a long term planner, don't care where you go or when, and will take what you can get when you can get it. In other words, you don't plan 13 months ahead. In that case find a contract with the lowest maintenance fees you can. At 10 months you can use your points at ANY resort no matter which one you own. You just might not get your first or second choice.

Maintenance fees are a very important consideration as to where you buy. A 400k Bali Hai contract will cost you about $1600 a year in maintenance fees. A 400k Royal Vista will cost you about $2800 a year. A big difference and one that should be considered. A 400k CWA will cost you about $2300.

So, have a seat, go through the Members Directory and see where you want to go and when. Consider what you want to pay upfront and long term (maintenance fees). Are you going to plan far in advance or short term? Once you answer those questions Then you will know what to look for that works best for you and your family.

Thank you for your knowledge & time. I have noticed Hawai'i has the lowest MF. Defense been looking there.
 
My reasonsfor buying several CWA points contracts (420K, 259K and 205K) were: 1. I wanted the flexibility of ARP at many resorts; 2. Mid range MF's and no surprise (large) Special Assessments; 3. The ability to travel with family for the next several years requiring 2 and 3 BR units (which burn points fast) and then when we decide to slow down traveling with family, be able to give away points contracts and keep an appropriate amount of points for use by just my wife and I. By buying one large point contract, you have to give/sell the whole contract, an either/or situation I wanted to avoid in the future. I am accepting the fact that my CWA points will be worth next to nothing in 10-12 years, and will probably use Ovation if it is still available, or try to sell them in TUG's Bargain Bin for closing closing/transfer costs only..
