Best Way to Sell Starwood

I'm wondering if anyone can direct me to the best method, company, etc.. in order to help me sell my Maui Ka'anapalli Resort Unit? I seem to get calls all the time and do want to sell it but dont want to put up money just to lose it to a marketing company.

Hi and welcome to TUG! :hi:

Right now you are going to take a 50% or more loss, if you sell your TS. In fact, if you own Island View, you are probably going to lose more than 50%. There was an every other year 2 bdm. island view unit that sold on ebay for only $5,000 last week. I really don't have any advice for you - there is just no way to sell it without taking a huge loss right now. If you use a TS brokerage firm, you will also pay a steep commission (usually starting around $3,000.)

For recommended resale companies, see the list at the top of the TUG Buying, Selling, Renting Board. Also see the article there entitled, "How to sell your timeshare."

Have you considered renting to cover your maintenance fees? I rent my ocean view unit at WKORV for $3,500 a year.

Is your unit completely paid off?

Can you tell us a little more about why you want to sell it?

You're trying to sell at the worst possible time. Thanks to the economy, TS sales are down 30% overall, almost 50% on Starwoods, and listings are up 40% vs. one year ago. And WKORV MFs are set to increase a few hundred bucks thanks to Maui County property taxes. These are all working against you.

IMO, if you really want to sell, your best bet is to price it to move. Tug has classifieds here, but there are other sites as well.

As a point of comparison, on Redweek, the lowest price for an annual 2 bdrm OV is $22.5k. And it hasn't sold.
 
You own one of the few TS which has a significant value. The people who sell the high end TS may be interested in selling it for you. Why not contact someone like Seth Nock at http://www.sellingtimeshares.net/. He sells the high end TS like yours.


PS this isn't the advice I give to most people who are selling their TS because very few TS sell for as much as your TS will sell for.
 
You should be able to find a reputable brokerage that will do the sale with no upfront fee.

Good luck and be thankful that you own something that Buyers have interest in.
 
Fred Messreni at Timeshare Resale Gallery www.timeshareresalegallery.com is also a reputable broker and requires no upfront fee. He handles a lot of Starwood inventory and knows the system well.

Good luck. As long as you have accepted the fact that you will take a huge loss (we paid $45K for our week, so we are in the same boat), you should be able to sell it.
 
I just read your post, after posting about a resale at WKORV. Holiday Group just listed/sold an annual 2BR Oceanview for $11,280. I was shocked. If I were you and could hold on, I'd wait on selling it - and pray that the market picks up in another year or two. It's a beautiful resort with high demand, so you should be able to recoup your MF's until you can sell it. It's a terrible time to sell right now. Good luck!

It was an annual Island View, phase I and it sold at 14k plus closing.
 
Thanks. You're right. I just talked with Holiday and confirmed the price was $14,600 plus closing costs for an ISLAND view - not the $11K that was on their website. That makes me feel a little bit better.
