I am at Canyon Villa this week and of course did the tour thing got love those points. The offer at Canyon looks pretty good and I it got me to thinking-- when you consider cost tradability and wha ever incentives that come with the purchase, which Marriott presents the best value? Include resale as well but not just in theory. The resale price what a villa is priced at with a reasonable chance to get past Marriott’s first right of refusal.

Here’s my pitch for Canyon Villas:

Plat week cost $27,100
Current incentives: 50,000 for purchase 40,000 for self referral 110,000 for 06 usage and Marriott pays the MF for that week and 30, 000 points* for the tour. Put17,000 on the new Marriott Visa card for 85,000 points-- you must finance with at least 10,000 for three months with Marriott. Total points: 285,000

*30,000.00 point for tour if you are stay in club cloud in the Hotel other wise 15,000 points

Current MF is 711.00 includes real estate taxes.
Canyon Villas is a lock-off and Plat week would have good trade value for two vacations a week. Or you could rent for out the units for at least $500 a night.

I'd go Summit Watch, 2BR gold season lockoff, purchased resale for under $5,000. The 1BR will sometimes get an AC from II, so you could be getting 3 weeks out of 1, plus the Marriott window in II, for minimal cost.

And I'd know I could resell it for exactly what I paid.

Just for fun: If I took the remaining $22k (plus whatever interest you'd pay in those three months) and spent it all at Marriotts, I'd net 374,000+ rewards points, because I get about 17 points per dollar spent.

ondeadlin - can you explain how you get 17 points per dollar spent?

kilby - renting CV for $500 a night might be a stretch on your own. I rented my CV lockoff studio on Ebay for $850 for the week this year and I was happy as it covered my annual fees. But I've never seen the 2bdrm suites rent for $3,500 a week on Ebay - not even in Hawaii. Were you thinking of doing it through Marriott at their daily rate - if so, after their take and maid expenses, I can't see you getting $500 a night.

Also, on the Cloud Club deal for another 15,000 points - do you still have to pay $150 a night extra for that deal? How does it work?

I can explain the 17 points per $ spent. Note that the 17 points is for spending at Marriotts, not for a timeshare purchase.

10 points per dollar spent at Marriott, 2 extra points for status and 5 points for using the new Premier Marriott Rewards card.

I was staying in Clould Club on points. If nothing else the points covered my upgrade. The figure was based on letting Marroitt renting the unit. If you rent the unit you could still net 1200.00 after paying MF.
 
Very interesting thread.

What do you think about Platinum 2BR L/O resale? I was thinking Branson. Would it trade well? The other option, albeit non-L/O, would be Cypress Harbour. I would love SC area, but way to much $$$ to justify when there is a chance you can trade into it.

If you use Bonus Bucks you can get an even better return. Two night stay, $100 a night = $200, but if you have a $100 bonus buck, you pay only $100.

Yet you earn points on the entire amount. So, for $100 spent, you can walk away with 2900 points (or 29 points per dollar spent).

$200 * 12 (for regular points plus status) = 2400
$100 * 5 (for the amount you put on the Marriott Visa = 500

I obtain a bunch of bucks through business travel, but they're widely available on eBay for those who don't.
 
Only UK and USA people can have a Marriott VISA card. We Canadians have to settle for a Starwood card - which by the way has really opened my eyes that Starwood has a LOT to offer, especially in Europe....something like 35 hotels in Italy alone! And anything you can get for cash at a Starwood hotel is available on points, any season! I stayed in a suite in the Venice Danielli hotel (wow!) and a penthouse with terrace facing the Arno River in the Westin Florence ... on points earned with the SPG Canada card and Amex points converted to SPG points.

SPG has a card in the USA too - you might want to investigate as the bonus points given to me on $30,000 purchases in the first year on the card almost paid for the entire trip to those very special hotels.

You mean 404,000 points, because you, too, can get the 30,000-point tour bonus referred to in the OP without buying. And, you get the extra year of use at the timeshare, since the OP had to give up the first year's use in order to get the 285,000 points referred to.
