Be careful when a renter claims their unit has serious defects and demands a refund.

I'm helping another owner with a renter's claim, and demand for a full refund. I'm not going to say too much, to protect the people involved, but here's what happened. *This is a Vistana resort.
- The renter checked in last night, and found a leak in the ceiling.
- The resort arranged to move them immediately & offered them some cash.
- The renter refused the move & the cash. They chose to stay in the same unit overnight.
- The renter contacted the owner today, and claimed that they were forced to move at 9 pm last night against their will. There was a leak, and they claimed that both units were loud and dirty.
- They demanded a full refund AND to be moved to a completely different resort.
- A conversation with the resort manager revealed that the renter was simply not telling the truth.

Note to self: Always confirm the facts with someone in authority at the resort.

Did they use RW?

Koala has the insurance in case someone does damage to the unit.

I have won a few of these battles, two with credit card companies. Now I like Zelle. Take it or leave it, I don't need the aggravation for my own rentals.

One of "gentleman" rented from me twice before (Old Key West five-night stay in a studio for $200 per night) and his girlfriend broke up with him, so he wanted a refund the day before the stay started. I told him no, and that he signed a contract. He filed a claim with his credit card through Paypal. I had the contract ready to mail, and Paypal just asked, "Do you have a contract?" I said yes, and they said, "Case closed." He had the nerve to ask me a few months later for something. I told him to pound sand.
