I have been an owner for about 6 years now. This week was my first time back in the last 3 years.

I have to say the $1000 special assessment was well worth it. I kind of grumbled about it every time I had to make the extra payment, but now that I am here I am glad to have chipped in to fix up the place.

Exteriors of all the units have been redone. My unit in the C building has all new furniture, carpet, counters. Bathrooms were redone. Cabinets had a coat of some kind of poly urethane put on them.

Thanks for the update, we have driven pass this resort a many of times going to the Sanderlin Restaurant in Duck.

Also I should mention the AC in my unit really kicks ass.
Before it would struggle to cool the up stairs. I should point out that with the salty air looks like AC units near the beach probably only last 3 years at best.

I appreciate your report. I felt the same way when I visited in June.

I am a long-time owner at Ocean Pines. I also have not stayed at Ocean Pines for several years. I usually rent my weeks.

I stayed in my unit in the oceanfront building in June. It was a first-time stay in the "A" building. I was very pleased to see how the funds had been used to renovate and update the units. I liked what I saw on entry and throughout my stay. I have gotten very positive feedback from my renters.

We are fortunate at Ocean Pines that our assessment covered both interiors and exteriors. Whereas, Barrier Island Station Duck's special assessment only covered the exteriors. It will be interesting to attend the HOA meeting this year and see if there are any leftover funds for renovating the interiors.

I just sold a Week 22 unit in the "C" Building at Ocean Pines. It is nice to get your report that the interiors in the townhouse units are equally nice. The new owners are very happy and excited about their first timeshare purchase in Duck. :cheer:

As always, I recommended that they visit TUG. :)

I thought the funds were to also cover repaving the road, but the road is still the same. That's okay, other than needing a little patching it is okay for a while longer still.

I think this resort is a very good value to own, the fee is pretty low compared to some places and the location is great.

We are thinking of a trip to the Outer Banks sometime next year! Thanks for the update!
