Avoid Bld 38 at Westin Mission Hills

Hi Tuggers,

We just returned from an awesome Spring Break at the Westin Mission Hills Villas ("WMH") in Rancho Mirage, California. The pools and other common areas were fantastic, and even though the place was sold-out, we had no trouble getting pool chairs.

If possible, I suggest avoiding being placed in building 38, where we stayed (so much for the theory that SVN Elite Members get special privileges.) It is adjacent to the parking lot that houses a main garbage dumpster area. These dumpsters are a continuous center of noisy activity from early morning to late evening. Outrageously noisy garbage trucks empty them in the wee-hours of the morning. When they’re not being emptied, employees in car-sized electric carts are racing to and from them using the walking paths around this building. Trees and buildings block your and these employees’ views in this area, so be prepared to routinely dive off the walking paths at the last second as these carts wizz by at top speed. If you’ve got small children, like I do, you may want to encourage them to walk on the grass rather than take a chance on the electric cart highway (a/k/a “walking paths”) in the area.

Despite the garbage dumpster area being right in front of building 38, guests also tended to routinely put their garbage in front of our villa, where it stayed all day. Our ground-floor unit’s patio furniture also regularly walked away, which we figured other guests “borrowed” as they walked from their cars parked by the dumpster area, past our building, to their villas.

I don’t consider myself a maintenance prude by any means. I’ve got no problem turning over a sofa cushion or two to hide stains. That said, the interior maintenance of our villa in building 38 was, hands down, the worst of any SVN property where I have ever stayed. Rather than just explain the condition of our villa, I’ve provided a few links to pictures.

Our sofa was worn thread bare and even had an 8 inch tear in one cushion. When we turned the cushion over, we were greeted with a 10 inch tear on the other side. The bathroom fan/vent, which was inoperative, had obviously been broken for quite some time. The long term mold and mildew had built up for so long it was actually eating away at the bathroom trim, which I think would be really tough to do in the desert. Upon arrival, the bathroom window shade was also missing.

There was a mysterious wall stain in our bedroom, and our kitchen featured a garbage disposal switch but no garbage disposal. On the plus side, the original dishwasher had been replaced with a newer model. However, the newer model was about 2 inches narrower than the cabinet it fit in, thereby exposing its insulation for all to see. Classy.

I’m sure that WMH’s has some very nicely updated and appointed units. For example, the model unit on the golf course, far far away from dumpsterville was very nice. Unfortunately, our unit was extremely run-down and it appears to have been that way for a long time.

Given Vistana Resort’s older sections' well known lack of maintenance and updating, our assigned villa at WMH’s (which I assume was in one of the oldest sections of this massive development) left me wondering if it is really just a matter of time before all non-public areas of SVN properties look like this. (They've got to keep the common areas looking sharp so it won't hurt sales.)

In the short term, however, I strongly recommend that anyone staying at WMH’s avoid building 38 (or at least bring a checkered flag to wave on the winner of the lastest employee dumpster run race.)

Glad that you & your family had a good spring break in spite of the issues. In my opinion, there is no excuse for the lack of upkeep well illustrated in your photos. Starwood charges top dollar & we certainly expect a much greater attention to detail.

Sorry to hear about your experience. There are few things that are worse than not being able to get a good night's sleep while on vacation.

I do appreciate the heads up about Building 38 since our family has a confirmed exchange into WMH later this year (October). If I find we are placed in Building 38, I will politely be asked to be moved to another location before checking in.

Nodge - You are too nice - I would be way more pissed-off. I would would strongly suggest that you contact the 'Villa Guest Relations Manager' at WMH.

I think that we were in buidling 38 last spring break. This year we went to WMH again but stayed in building 35, probably the same time you were there. Both times we were on the top floor which was our only request.

We did not have the same experience, either with noise or with unit issues. I wonder if it might have been your unit rather than the whole building, though I imagine that refurbishment is done by building. As far as noise goes, the bedrooms are on the inside of the units away from the parking area so I'm surprised it bothered you as much as it did. We did not really notice noise last year when we were in building 38.

My impressions has been that one of the nice things about WMH is that all units are pretty comparable and that there are no good or bad places to be, just different. Friends of ours were on a first floor unit by the golf course this year which seemed nice since they had space to walk around outside. On the other hand it was right by the path so anyone could look in unless the shades were drawn.

Glad you had an awesome vacation. We did too!

nodge: As an owner at Mission Hills I am shocked at some of your pictures and have printed them with the intention of mailing a letter with the photos enclosed to the Resort Manager and copying the HOA people and asking for a response.

Thank goodness you had a great time in spite of the resort's misgivings!!!

Hi Glenn1000,

We were in a lock-off (small unit) side, end unit in building 38 directly adjacent to the dumpsters (Unit 3801). The living room in the lock-off doesn't have a view or any windows facing out back. Exterior light for the living room in the small unit is provided by an oversized window over the kitchen counter that faces the parking lot/dumpsters. Here is our view through that kitchen window.

A small pocket door separates the living room from the bedroom. The glass in the oversized kitchen window and that small pocket door proved no match for the noise generated by a massive diesel garbage truck and its desire to shake every last morsel of goodness from each dumpster.

Our kids slept on the fold-out sofa, so they didn't even get the benefit of the pocket door.

I bet if you were on the other end of building 38, things would be quieter, but I figured it would be safer to just advise everyone to avoid this building altogether if they could.

After my initial surprise wore off and my early attempts to move or upgrade to a better room were denied, with so much wrong with our room, I had to pick my battles on what to fix and what we could live with, and just move on..

I settled for getting a shade installed in the bathroom window, which I'm sure everyone outside appreciated too, and calling the front desk every time our patio furniture wandered off, which was eventually, but grudgingly replaced by WHM’s staff, but only after telling me that I was responsible for its loss.

Life’s too short to fret over a noisy condo with a moldy bathroom and worn-out furniture. It just reminded me of my college apartments, but with better weather and no homework. We were all together, having fun in the sun, and it just doesn’t get much better than that.

We also had a recent stay at WMH. We were in bulding 31. Although our unit was fine for the most part (my wife thought the comforter was too stained and dirty for her tastes) we also noticed a distinct problem with maintance. Trash piled up and over the top of cans not to be picked up for more than 2 days, a roll-away cot left by the building elevator for 2 days, and a large pile of dog pooh on the interior lawn for several days were the biggest items I can remember. We also had an excellent time at the resort, but them items make me question the management of the property.:annoyed:

We were mid-building which was nice because we overlooked the very pretty central area. The unit you had in the lower corner sounds like it might have been the worst affected but I'm glad you enjoyed the vacation despite that.

Nodge, you're kind and forgiving. There should be more people like you.

If just one unit is left in this awful condition, it speaks volumes about the management and staff. This wasn't just one item or issue. This unit had fallen to a state of ill repair which is unforgiveable considering the money people have spent on the purchase and maintenance.

The pictures you provide are poignant. This is clearly an example of "a picture paints a thousand words".

Starwood should be hang it's head in shame. The top brass at this facility should be fired.

Did anyone else have problems with the telephones while there? We had both sides of a unit and the wireless phones kept beeping when we put them back on the hook, so we left them both off the phones. They never seemed to work properly... Other than the phones the unit was in great shape.

On a side note - I was amazed at the number of kids playing every evening in the grassy/pond area. My kids met so many other kids. It was a really nice place for them to play.

Update from WMH's

Hi Tuggers,

I just wanted to update my earlier post.

I just received a call from the General Manager at WMH. He apologized for the condition of our room. He said that the unit (3801) we were given was supposed to have been pulled from inventory for maintenance, but there was a miscommunication between the departments resulting in our unit accidentally being released to inventory, and then given to us. To compensate us, he deposited a week into our II account, which I thought was really nice.

He said that unit 3801 has now been fully restored to tip-top shape.

He also informed me of the pecking order for room assignments at WMH. First, WMH’s owners’ requests are granted. Then, StarOption (Internal SVN) exchangers request’s are considered and honored if possible. Finally, Interval International (“II”) exchangers get what’s left over, including being placed in dumpsterville if need be.

In this case, I exchanged a week 12 (Platinum) Sheraton Desert Oasis week for a week 12 (Platinum) WMH’s week. Since my SDO week only qualifies as a “gold” unit when using StarOptions, I didn’t have enough StarOptions to do this exchange through SVN even though the StarOption value of the unit I gave up at SDO equaled the StarOption value of the unit I received at WMH’s. (Please see this link if the preceding statement is confusing to you) However, using II, I was able to exchange my week 12 SDO for week 12 at WMH.

Since I booked my exchange through II instead of SVN, we were placed in the bottom of the heap in terms of room assignments at WMH’s. Moreover, I have now learned that SVN elite benefits (room/view upgrades, etc.) are only available for internal SVN transactions. In other words, once you are banished to dumpsterville at WMH’s as an II exchanger, your status as an SVN Owner and/or SVN Elite Member will not save you.

The WMH’s general manager said he is working with SVN and his staff to see what they can do to soften up this policy for SVN owners and SVN Elites who exchange into the resort using II.

In other news, the WMH’s general manager said that he is working with the various departments to get their employees to slow down when driving electric carts, especially when driving them on the walkways around the villas. However, he said it is difficult to enforce. He mentioned that he had to personally warn an associate to slow down as the associate flew by him – the general manager of the resort -- in an electric cart earlier today.

WMH’s is a great resort and we had a great time. It appears that unusual mistakes were made to bring about the majority of our particular isolated set of unfortunate circumstances. WMH’s management has certainly been on top of this issue, and they have gone out of their way to promptly correct the problems and make sure we remained happy with our SVN purchases (which we are).

That said, my noisy good friends the dumpters in front of building 38 aren’t moving anytime soon, so I would still recommend avoiding building 38 if at all possible.

Hum- I am going there next month as an exchanger using an AC certificate. Guess I will likely get the dumpsterville view.

Does anyone know the email of the manager for room request so I can ask for a room? and also what room to requests ??

nodge: thank you for the update -- I had my red file ready to pounce at WMH manager when we go to that area mid-May to a Marriott annual meeting; but it looks like I won't have to do anything. Also thank you for the tips on variations of pecking order. :)

There are perhaps a couple of units in this huge resort that have this problem so your odds of a unit you are happy with are very good. One of the things that we liked about the resort, having visited twice now as exchangers, is that all the units are really comparable. Our friends had a ground level golf course view that was nice but I thought that our unit in the middle of the resort was just as good.
