Hi all,
A friend owns this - said it is now a Wyndham resort. She doesn't think it's points though - she doesn't know much about timeshares and hasn't even used it a lot.

Can you tell me if she can use this to trade within Wyndham and how? What kind of trading power does she have with it? She's there now (not sure if it floats or if this is her week - I know she owns EOY).

That resort has just about all type of weeks and deeds. Fixed, floating, Wyndham points, event weeks, etc. She needs to ask the Front Desk staff to look on the computer and if need be, to ask the resort manager. The owners' update group is the SALES staff and totally useless.

This resort has either studios or 1 bdrs. If a points ownership, a studio would be 126,000 pts and a 1 bdr is 140,000. That is as much as those units get through out the year.

If she gets the same week and same unit each time she vacations, then she most likely owns a FIXED EOY Week. A FLOAT WEEK would also require action on her part to reserve a vacation. A converted FIXED week to Wyndham Points, she would automatic default to points without making her reservation 13 months in advance.

There is no INTERNAL trading system within Wyndham. II has this resort listed as AVE and RCI has it as 1450.
 
Hi there, I am an original AVP owner who converted to Wyndham points.

I would presume your friend would recall converting her ownership to points since she would have spent some money doing so. So lets assume that was not the case.

The original AVP deeds were (almost) all floating weeks and traded through II, when Wyndham (Fairfield then) bought all ownerships and even conversions remained II. There is some sore of anti-competitive law/covenant that bars a conversion to RCI since Wyndham owned it.

There were 2 or 3 weeks per year that were not floating. Semi fixed weeks were sold at higher cost for Mardi Gras and Jazz Fest weeks, and I vaguely remember there may have been a 3rd Sugar Bowl week. (Someone may be able to correct me there). I say semi fixed because I am fairly certain the actual week varies year to year.

So in answer to your questions:
1. Wyndham purchased the resort and manages it, but the original ownerships have continued, with some being converted to points.
2. Likely trades through Interval (if the owner has a membership)
3. Check with the resort to see if floating or one of the special weeks ownership.

I meet and visited with original owners of an event week in 2009. They owned the the first week of Mardi Grais (and there was the 2nd event week of Mardi Grais also). It FLOATED and was always the 1st week.

Didn't not ask about Jazz Fest, but that would be logical.

Thanks to execessive curiousity I actually found the original AVP documents. There were 4 special weeks,

Week 9 which floated with Mardi Gras Day
Week 52 - Sugar Bowl
Week 17 & 18 - Which floated with Jazz Fest Weeks.

Apparently only the one Mardi Gras week. Also noticed there are 12 studios and 12 one bedrooms per floor. What I had never known was there were actually 5 two bedroom units on the top floor. I presume none were converted to points since they do not show in the Wyndham catalogue.

I am learning all the time. These owners definitely believed they floated the 1st week of Mardi Grais, as I was there on a FRI-FRI points reservation to La Belle and showed them my unit. We talked about doing a private owner-2-owner trade as they were not owner points.

Wonder if the 2 bedrooms were converted to studios or were never built by the original developer?

I will be there at Avenue Plaza in October - RCI trade into the resort. Then my excessive curiousity will have a week to explore the building.
