Attended Sales Pitch at Marbrisa Carlsbad CA

Attended this today for $200.00 in Visa Cards. We will use these to pay most of our Fees at Pacific Palisades. Very polite professional Sales Person. It went a bit over the scheduled 60 minutes which was as much our fault as his. We explained that because of our Status (Platinum) with DRI/HVC why we would have no interest in MAX. He wanted to know where we got our information as we had to be wrong. We explained we got it from HGV/MAX and research online. He again said we had to be wrong. We said if we were to buy into Hilton it would be a Deed. When he went over to meet with the Sales Manager to discuss Deeds the Sales Manager (formerly with DRI) printed off a copy of our DRI Account. The Sales Manager looked at our DRI Account and told our Salesman we were correct and we should never buy MAX.

A Platinum Deed for a 2 Bedroom at Marbrisa from Hilton would be just under $85,000. We declined. We showed him what a Platinum Resell Deed at Elara was listed for online. He was not pleased.

Does Hilton have ROFR at Elara? If yes do they exercise it?

We did tour one of the 2 Bedroom Units. The Balcony overlooked the Cove Pool Area. It was very nice. Had full size Clothes Washer and Dryer.

I’ve stayed at Marbrisa and really like it. I have thought that maybe in the future I might add a deed there. That retail pricing is just insane. Owning 4 resale deeds, I’m not totally surprised, but I have to shake my head that they can actually sell these things retail.
 
Most people do not know about the resell Market. When I checked several Resell sites today I did not find any Marbrisa Deeds for resell. I did find a bunch of Elara. Researching ROFR and Elara I did not find a single case in which Hilton exercised ROFR.

With the exception of the South Carolina resorts, HGVC hasn’t exercised ROFR since before Covid. It’s one of the reasons that the resale prices have really dropped. So many good deals.
