Has anyone passed ROFR recently on a MMC or MSE? If so, what did you get it for? (if you dont mind me asking) It sounds like they are buying things back. Does anyone have any idea why they are buying back so many? Thanks
I haven't had one go through, but, I contacted someone this last week who had a MMC for sale for $10,900. They said that they had sold it back to Marriott for that price.
That sounds like the MSE price which usually scores a higher resale price because it is the lockoff section, and not the non-lockoff MMC original section.
MMC/MSE prices were the lowest before July 2006 ($7k/$10k) and then Marriott started ROFR quite often.
It is going to be hard to get a MMC under $9,500 and MSE for under $12,500 as Marriott is selling them for $17,500 and $20,500 the last time I checked.
This is still the best bang for the Marriott buck...I am glad I got my MMC for $8k.
recently won mmc on ebay that marriott bought back at $8100. i was told by seller that the last two they offered were taken by marriott at $7500 and $7900.
just keep trying but no way will i offer over $10,000.
The conventional wisdom here on TUG the last couple of years has been that Marriott rarely exercises the ROFR. Obviously, that's no longer the case...especially at Manor Club. It would seem that Marriott is actually being very vigorous with their ROFR here.
For owners, I think it's a positive development. Of course it is good if resale prices go up. But it is also good for the the long term health of a resort if the owners buy to use and feel an emotional attachment to the resort...as opposed to resorts where a huge percentage of owners have just bought to exchange. Owners who never visit their home resorts just don't care about them the same way that owners who bought to use them do.
Manor Club will be a stronger resort in the long run if it loses it's "low price leader" badge. It truly is one of the most elegant, well built, and best decorated of all the MVCI resorts. It would be nice to see the prices begin to reflect that.
