This website has a million units listed - I have come to an agreement with the owner of a worldmark unit but am not happy about a 350-500 closing that is on the agreement they provide.

Honestly , the owner does not know much about the process. I have asked her to come back to tommorow with what closing procedure they use and who would be handling the escrow.

Honestly, I would prefer choice of closing company if I am paying.

Anyone know anything abou this website or their process?

I just took a quick look through the site. You're right, there seem to be "millions" of uits listed. Their prices seem to be very high, which is probably why there are so many units there. I hope you've negotiated a reasonable price. Have you done your research on what similar units are going for?

Unfortunately, I can't give you any guidance on how to proceed.

Most run of the mill closing agencies seem to be charging over $300 these days. I agree the buyer should choose the closing agent if he's paying the bill, but it doesn't always work that way like with HolidayGroup....

I'm surprised that you found something that you can come to an agreement on, everything I see in their gobs of listings is way overpriced, I'm sure it's one of those outfits that takes your $699 listing fee 'til sold and says that you can get any pie in the sky price you'd like to get (remembering what your timeshare salesman told you.)

I don't know about their upfront fees but I did get a worldmark at .65 with no reimbursement of maintenace fees on 2 years of points. It is looking like seller will pay transfer and I am on the hook for closing, Seller was making it sound like the agency did the closing but I couldn't get specifics from looking at their website.

They have there own closing co & tell sellers to make sure that it is closed thu them to be safe!! I got one from there for my sister & when you buy one you can list on for free! So I listed one of my units that I have 2 of & sold one of them in less than a month! I'm keeping the same ad in for my other one & I didn't use there closing co cuz I know how to transfer with the resort & had the buyer put her money into a escrow acct. & saved her money!!

There is no closing required for a Worldmark resort membership. All that is needed is $150 for Worldmark to transfer the account.

I really think many of these sites are the same inventory

When I was looking to purchase at PAHIO, I looked at many, many sites. There were some that were very similar, including copy cats of Vacation Register. I think they put lots of sites out there and share the same inventory. It really is the same company.

These guys, timsharequicksale or timesharesquicksale (they have both names locked up), are unbelievably incompetent.

I am interested in Powhatan and Greensprings for conversion to Club Sunterra and went through their listings, which don't give all that much info.

I sent one email with all the Powhatan listings that were wrong because they insinuate that points will transfer, I sent them another email with all the Greensprings listings with the same problem. Just wanted them to know that the listings were misrepresenting the property what was being transferred. I then sent them a third email with offers on the units I was interested in, all weeks 26/27/47/51/52.

Well, timsharequicksale doesn't care about your offer, they just send your contact info to the seller/lister. So now I'm getting all these emails from people who think I'm interested in their week #10 or week #3, etc. They have these wonderful weeks worth only 4000 or 6000 points with the same ~$712-$779 maintenance fee as the weeks I'm interested in which are 15000 - 18000 points.

That's right, I'm now being spammed by 75 anxious sellers (who I have no interest in) because timsharequicksale sent my contact info to every listing at Powhatan and Greensprings, must be about 85 of them, only 10 of which I'd indicated an interest. Timsharequicksale didn't even tell the listers what I was interested in paying.

None of those that I'm interested in (weeks 26/27/47/51/52) have contacted me, guess that doesn't matter as their asking prices are $8-24K and my offer is only $2K closing it myself.

People are unbelievably naive about the value of their timeshare. It is an odd phenomena, buying something that is deeded and should go up in value, then it goes down by 80% or more. Timeshare salespeople represent timeshare as an investment that goes up in value.

Turns out that the seller still has a mortgage with WorldMark and we will actually be closing with WorldMark. This will make it real easy. Timeshare QuickSale does not require using their closing company.

Basically they are an upfront listing company that gets a kickback on closings - I am guessing - if you use their company.

They do nothing else but foward contact info to sellers - really kind of lame.
