Anyone Have Experience with Palm Beach Shores Resort Timeshare?

I found an ad on redweek that someone is giving away their timeshare at Palm Beach Shores Resort for free. They'll even pay for closing and transfer fees, and credit maintenance fee for next year. The maintenance fee is $1098 and it's a fixed week 33. If I take it, I'm thinking to rent it out if I cannot use it. I want to check if anyone have had experience with them before I signed the contract as I thought $1098 maintenance fee is high.
 
I cannot stand that resort. The management is horrible. As an exchanger, they won't give you any soap, conditioner, shampoo, dish soap, nothing, unless you sign up for a timeshare presentation. I wouldn't take it even for free. If that is how they treat people, do you really want to rent it out and have complaints?
 
They seem to nickel and dime you for everything, I believe though that all 2 bedrooms are oceanfront. So if it's a two bedroom that would be great. The beach is nice there and wide.

That's definitely not been my experience, though we probably only asked for an extra dishwasher packet or two, as we tend to be picky about toiletries and we bring our own. The sales invitation wasn't even that high pressure--definitely below average, though not completely without any.

We've exchanged in a number of times during late February/early March, and like it a lot. The location is great--right on the beach, but on a stretch that isn't particularly crowded. You can't set up your own chair/umbrella on the "main" part of the beach, but the rental prices were downright reasonable and the beach staff is super friendly. The pizza at the pool bar is surprisingly good; even my son who is a food snob gave it a thumbs up. In "normal" times they have chair-side service at the beach, but weren't able to staff it this past winter.

The units themselves are a little worn, and oddly laid out. The bathroom is palatial, but wastes a bunch of space. The living room and bedroom are on the smaller side. I don't recall the partial kitchen being particularly functional; we never seem to make anything there. Lots of "Old Florida" vibe which is charming, but a bit scruffy at this point.

That said, I would not take this week if I were you. Mid-to-late August is not the time I want to be on the Southern Atlantic coast. It is getting to be storm season, and there are plenty of other places in the US with much better weather that time of year. Schools in the south are already back in session, and the ones up north are going to be in another week or two, further limiting your rental market. Finally, I've been able to exchange in during higher-demand times via RCI for less than the fees you are quoting, and I don't have a particularly good $/TPU ratio.

In other words: there is a reason someone is willing to pay to have this taken this off their hands.

Advice taken! I was on the bubble so thanks for the info!
 
Great location! Property seems a bit dated. Other rentals along that area are over $300 a night.
