Does Anyone have an example offer letter to send for buying a timeshare resale? Is there a template that contains all the necessary items like: specify what you are buying, purchase price, unit size, season(s), first year of use, responsibility for paying MF for year XX, who pays taxes (typically that is a small amount, may be part of MF and may or may not be prorated), down payment, when the remainder of payment due, and anything else?

Thanks to BJRSanDiego for supplying the items above that are needed in a previous message.

When I buy or sell a timeshare, I use LTT (a timeshare title company) to transfer the title and they provide a purchase document.

They are Tuggers, they get high marks on TUG, and they are efficient and inexpensive - usually less than $200.

LTT is my preference, but some brokers make you sue their preferred services no? I was hoping for a form offer letter I could fill out if someone already has one. Otherwise, I will make it myself on a purchase that doesnt going through LTT.

I don’t know the location of the timeshare you’re interested in purchasing, but if it’s in Florida, the buyer has the right to choose the closing company no matter what the broker wants. If you want to use a specific closing company, that should be part of your offer letter.

I don't think you need an official offer letter. Just make a verbal or email offer. Then get a contract. The contract should include whatever was laid out in your offer.

In my opinion, the contract should come from the seller and the buyer can alter it in whatever way, or the buyer can counter by having LTT prepare the contract if the buyer chooses and pays for the closing.

I don't think the OP is looking for a sample contract, they are wanting an offer letter. Kinda like something a real estate agent would draw up for a residential purchase offer.

That is correct. Sounds like I may be over thinking it though :)
