Any Wyndham Long Wharf Newport RIowners out there?

I've been keeping my eye open for a while, but have only been looking for fixed, summer weeks and they are hard to come by. How do the float week reservations work? If there is a float 25-35 do the owners get a fair shot at a good unit in a good week (27-33) or does Wyndham scoop up all the good weeks/units for points owners?
 
Long Wharf Resort never sold "fixed" weeks. They sold weeks that floated within a specified season. Wyndham can only reserve as many weeks in a season that were converted to points. In theory they could reserve all Jazz festival weeks for points owners.
 
Long Wharf was, as were most Newport TS, sold originally in the three floating periods corresponding to, Red, white and Blue periods.

You will not find a fixed week but should be looking for a summer float week.

Most owners of those weeks did not convert to Wyndham points, although over time there does seem to be more conversions.

For those unconverted float weeks Wyndham is simply the management company and has no other influence. You can reserve any week within the float period.

There is no economic reason still for an owner of a Summer float week to convert to Wyndham points. They are still scarce on the resale market since they can rent for more than MF's.
 
We own at The Bay Voyage in Jamestown ~ a Wyndham Property. (Right across the bridge from Newport.) We have a float red week ~ July/August. When I pay our MF (usually Sept./Oct.) I do so by phone, and at the same time request the week we'd like. The paperwork states that you should have 3 choices in mind, but only once in 13 years have I had to go with our second choice, most times we got our first, (NEVER third!!) :D
 
How about Inn on Long Wharf? Fixed Summer?? Scheduled SAs??

An eBay seller has an auction for Inn on Long Wharf listed with a fixed summer week. Is that possible? I do better with fixed weeks, as opposed to floats. Does anyone know if this resort has current or planned special assessments?

I heard that Onshore has a special assessment.

Just curious if any Tuggers know. I'm going to follow up with the resort.
 
The Inn on Long Wharf is a different property. Resorts are across the street from each other. If you stay at the Inn, you can still use the Long Wharf amenities.

Someone told me that the Inn had renovated some rooms when I was there in September. Bathrooms have been re-done. So they may not be up for an SA.
 
Yes, you should follow up with the resort. Inn on Long Wharf are all 1BR's with a Sunday check-in. Almost all units have killer views of the harbour.

Most Newport resorts were sold with floating week periods, I think all the now Wyndhams were but don't know for sure. The floats were weeks 25-35, little mixing of red and pink there.

The Wellington and Bay Club may have sold fixed weeks in addition to floating periods.

Onshore has the highest MF of all, but is worth it in Summer, I wouldn't want to be paying for a Feb week there.

E. Bram also has a Newport interest and may notice this topic and be able to contribute more.

Inn on the Harbor and Inn on Long Wharf both have lots of fixed weeks. Looked into buying one myself for the summer. Onshore and Long Wharf Resort have the floating weeks.

I haven't personally been to the resort, but some family members stayed there on an exchange and thought it was a great place to stay while in Newport for a week.

I have always been able to get exactly the week that I wanted. I pay my maintenance fees more than 10 months prior to the check-in date of the week that I want to reserve (Wyndham allows points owners to reserve starting at 10 months, so if you wait until you are inside that window, the best weeks might be booked).
 
I own deeded week 31 at the Wyndham Long Wharf (2 bed unit). This is Jazz Festival week. I was there this past August.
The week 31 is considered to be a fixed/float unit. I can reserve any week in the summer floast season (weeks 25-35). I normally reserve my deeded week 31; but at 12 months (when I reserve) all the summer weeks are available. I like the reflexibility of being able to reserve any summer week.

As others have stated, you will have a very difficult time reserving a summer week at this resort if you do not own here as most owners of summer weeks never converted to points. My unit is an exception though as I purchased mine resale from an owner who had converted to points. I would never put this unit in points though as I can rent it for a nice profit.
