Airbnb Question About Rentals

Those of you who rent your points on Airbnb, do you book a week in advance and then advertise it or just wait to get requests for certain dates? If so how do you handle the block out calendar?

I rent out weeks on airbnb.

I only open up the week I am renting. When you setup the calendar, you can choose an option where all dates are blocked and you unblock the dates you have to tent.

Remember that the buyer pays fees on their end of the transaction and taxes in counties for which they collect tot. It does not matter if the resort collects them also. Plus you are beholden to their terrible cancellation policy where Iif the buyer has some catastrophic event they will force you to refund.
