Advice re-sale purchasing - Vidanta

Good day! I have visited the GL at Vidanta on a number of occasions through an owner who has a high level of privileges. This has worked well for us, but since we love visiting Vidanta NV we are considering purchasing ourselves to cut out the the middleman. I reviewed the stickies on the board, but I had a few questions.

I have been to several re-sale sites and noticed there is a huge variety in sale prices, for example a 3 bed residence unit could be listed for $20K or $300K. Is the lower one a red flag?

I have emailed the sites for the contracts between the owners and Vidanta to review as I know the contracts tend to be varied and nuanced and dependent on addenda. I am waiting to see those contracts. I am assuming that this is the most prudent thing to do when interested?

Further, I understand that most of the contracts have a no fee until used except for a 10 year renewal fee which is a week of maintenance fees per RTU week (is this correct?).

Couple of more questions:
  • At Vidanta, how far in advance does one need to book generally speaking for floating weeks?
  • If I have a TS for a higher level unit (i.e. residence or estates), can I carve that up into more weeks at a lesser GL unit? How does that work?
  • What are the transfer fees Vidanta Charges?
  • Why do resellers say First year maintenance fees buyers responsibility (I would assume this to be the case?)
  • Outside of TUG and Redweek, what are other reputable reseller sites?
  • Is there a place where I can see current weekly maintenance fees for each class of unit?
  • What are 'paramount weeks'
