Advice Needed. Timeshare Nation transferred wrong property to me

Aloha,

Back in April, I signed a contract with TimeShare Nation to take a HGVC on the BLVD, 2 BED EVEN- 5k points. They transferred a contract to me for HGVC on Paradise. I can see 5k points for 2022, so I assume it's also a 2 BED EVEN contract. Hilton's call center is closed so I can't verify what this contract is exactly.

Hoping some experienced HGVC folks can fill me in on the differences between the two properties. Points and maint fee per point are most important to us. I'm sure we will visit Vegas at some point, but it's not a super important destination for us.

On an annual basis Paradise is about $80 more expensive than BLVD for MF based on the MF thread. If you divide this by 2 for an EOY it will be roughly $40/year or $0.016 per point.

Points are points, so I’m not sure that there are any appreciable differences if you aren’t planning on booking an actual week in the priority period.

Why accept something that you did not agree to take? I would not agree to accepting something I will have to pay forever on unless it is something I requested to be placed into my name. It may be an error, but it also could be deliberate. In any event, it is FRAUD.

I would not accept it and demand my money back. Short of that, you should be financially compensated if you agree to accept and keep it (maybe they'll agree to pay maintenance fees for 5 years or so). Don't be railroaded.

My comment is based on staying at the two Resorts not Points/ MFs, etc. I've stayed at both and prefer Paradise. To me it is more intimate and I like its location right next to Hilton Hotel/Casino...

To the OP, my advice is to contact Timeshare Nation and discuss the matter with them. If they are not helpful, you may wish to engage the services of a lawyer to pursue the situation. You did not get what you paid for. In this case, that may not matter a great deal (only you can determine that) as long as you get the points you want at a price and MF amount that is acceptable. But if you specifically want to own at one property vs the other, then it does indeed matter a great deal.

True. But many lawyers offer free or low fee initial consults, and will
send a demand letter (which gets their attention) for not much more.

It should always be a last resort... if the seller won't negotiate.
But, IMHO, the buyer may have gotten the better end of the error.

Is it the better end of the deal if the location isn’t a priority for the buyer? I assume both have different HOA’s and fees. I’d be more concerned with long term operating expenses of both resorts. I’m not familiar with HGVC however, if I signed on for a specific resort that’s the resort I’d want transferred. While TSN is great for free resorts, free TS’ are abundant.

I reached out to TSN for a free resort once and wanted more information. I received an email with a link to docusign my contract for Wyndham points..... I was inquiring about a ski week at a Marriott unit. Go figure.

I referenced part of your posting about engaging a lawyer merely to address the question of hiring a lawyer. My use of the term "knee jerk reaction" was meant for the general population not you specifically...

I was just expressing my personal opinion as to which of the two properties I prefer. I have stayed in both and prefer the Paradise property over the Boulevard property. Just one man's opinion. Clearly others may not agree....

Definitely different viewpoints, although thge OP did say that Vegas as a destination was not a priority, so this may matter less.

Also, even if it were, barring Home Week, it should be about as easy to get one Vegas property over another with generic points, so MF ration would likely still rule in this case.

My opinion? It all depends on what you feel. Paradise has slightly higher MF’s, but they are really close. Using it as a point generator, there really isn’t that much difference between the 2.

If it were me, I would inquire with Timeshare Nation and see if the can’t do something. I wouldn’t push too much money or effort to get it changed, though.
