? about renting from a Wyndham Owner

I am exploring renting from a Wyndham owner. The owner tells me that it will cost him $99 to add my name to the reservation and get a guest certificate. I thought that if you own at the resort, there is no cost for a guest cert. for that resort. Which leads me to wonder if the 'owner' is really renting me a week that they exchanged for (and therefore do not own), which I do not think is allowed...no?
 
Nope - Depending on the type of Acct., and the number of guest certificates they get, Wyndham owners may have to buy a $99 Guest Certificate.

Plus, I know of no exchange company that charges $99 for a GC.

It is very easy to determine if a rental comes from an exchange company - the confirmation will come from the exchange company - not from Wyndham.

So you are saying it is the policy to charge Wyndham owners a $99 fee for a guest certificate? Does there have to be a GC if the owner leaves his name on the reservation?...ie both mine and his names would be on the res.

Can a Wyndham owner, use their Wyhdham points to reserve another Wyndham resort and then rent the reserved Wyndham (that they do not own, but they own another Wyndham)? Hope that is not confusing.

Unless the owner will be there to check-in, you must have a guest certificate.

Can a Wyndham owner, use their Wyhdham points to reserve another Wyndham resort and then rent the reserved Wyndham (that they do not own, but they own another Wyndham)? Hope that is not confusing.

Yes - and you will need a guest certificate.

A Wyndham Palm Aire owner uses his points to reserve Wyndham Sea Gardens....he CAN then 'legitmately' rent out Wyndham Sea Gardens (needs a GC)? That is NOT the same as renting an exchanged week?

No - it's not an exchange week - it's not from an exchange company...

An exchange week is a week from RCI, II, etc.

Wyndham owners use points to make all reservations - it's a points system.

The $99 guest certificate fee is a money grab. Wyndham does anything they can to get into your pocket.

The Guest Certificate was $29 for years.

Then Wyndham raised it to $49 --- and most just resigned themselves to it as Wyndahm said they had to update the computer systems so OWNERS could just add on the Guest(s) without having to call into the 1-800.

About 2 months AFTER the raise to $49, Wyndham instituted the $129 Guest Certificate if you called, But Wyndham proudly declared they were GIVING the owners a BIG break in costs by charging us ONLY $99 if we did it online ourselves.

Yep, in 2 months time, Wyndham slammed the owners with $100 ADDITIONAL COST for the Guest Cedrtificate, but DISCOUNTED it, if the owners did the typing themselves.:crash:

DeniseM states Wyndham owners get some "free" GCs. All member accounts get 1 (ONE) complimentary Guest Certificate per YEAR. If you are a VIP Silver level, you get a few EXTRA GCs - regular VIPs with up to 400,000 Developer Brought points get 5 GCs per year. VIP Gold with 700,000 Developer Brought points get 10 GCs per year. VIP Platimun with 1,000,000 (and soon to rise to 1.3MM) Developer brought points get 10 GCs per year for EACH 1MM points brought directly.

Nothing in life is free - and IMHO, esp GCs with Wyndham.

And that is why morrisjim calls it a "money grab".

It goes by accounts, not the number of contracts in an account...

Ya - I was intentionally vague there, because I own Wyndham WEEKS not POINTS, so I get free GC's for every week, and wasn't sure exactly how it works with points. Thanks for clarifying. :hi:

And as they are putting FIXED WEEK ownerships listed under the MEMBER NUMBER (when they figure them out), I suspect those writing letters for an inbound guest will go bye-bye for a our fixed week ownerships. :(

I was told VIP Platinum was going to go up to 1.3 million points sometime this year during a "survey" at Wyndham Emerald Grand.
 
Wyndham also has some resorts acquired later on that are fixed weeks, float weeks + points. Fixed week owners don't need a Wyndham guest certificate to rent it to someone.

Maybe not a "paid" guest certificate, but don't you still have to get a confirmation in the guest's name so they can check in?

The number of guest certificates depends on the account, not the number of contracts in the account.

Our resort doesn't sent out one, but we can download and print one out, filling it out ourselves then mail it to the renter and notify the resort of who will be in our unit. Shhh...;) I imagine Wyn would love to be able to charge another fee to fixed week owners for a confirmation in someone else's name, but prefer not to pay for that.
 
GC are awarded annually based on some formula, depending on resale or direct purchase. I don't recall, but I believe if you purchased resale, you get 1 Free GC.

If you purchased via RCI you get awarded some level of free GC based on point values. If VIP level you get a bundle of GCs based on point levels.

I am VIP Plat, but with over 1M points, I receive 30 Free GC each year.

It could change, it has recently, and until then I had unlimited Free GCs. They removed that when they made the last overall.

As others have mentioned it is just Wyndham finding ways to generate more revenue, especially when sales were down.
