A question about home week points

As you guys seem to know everything I have a question about one of my ownerships.

I own a property that I get points every year on, but it seems, according to the point chart, if I were to attempt to book my home week I wouldn't have enough points. To be more specific I receive 2550 but the room value is (at least!) 3750 for a week during gold season.

Did I get screwed over? Or would they allow me to book even though it's not enough points?

What resort did you buy? How large a unit Studio, 1 BR, 2 Br etc. and what season did you buy Gold, Silver, Bronze?

Studio, Central at 5th Gold Season. It says STP which might be Studio plus/premier but a studio for sure.

I have never seen that before. Is that what‘s in the contract? If it is, that’s crazy.

Somewhat unrelated question: Did you buy this recently from the developer (we'll have to separately sort out the points issue, but that isn''t as time-critical). If recently purchased, you may want to consider rescinding and purchasing resale.

Cheers.

The only thing I can think of with those point values at the Central at 5th is that you are trying to book a Gold Season Studio which is 3750 points so that makes total sense. However, the 2550 points that you say you receive every year doesn't make any sense. There is no 2550 point allocation at that resort. You definitely need to contact HGVC to find out about what you own and how many points should you be getting each year. Did you just buy this property recently?

I will try to make 2 guesses about what might be happening:

2550 points is half the number of points that are received for a Studio Plus, could you own an every other year Studio Plus? For an every other year property you usually get all the points one year, which would be 5100, and no points the next, could it be that this resort operates differently and gives 1/2 the points each year?

Could it be you own an every other year Studio Plus and this year is the year you don't get any points but the contract that you bought had 2550 points left over from last year which you have in your account?

Like I said contact HGVC on Monday and please let us know what the story is because we love to find out the answer to questions that stump us.

The smallest point unit at Central is 3750, maybe you own a different location? On the main page after log in scroll to the bottom to see your Home Week. Either you own a studio somewhere else or you already used some points.

I don't mean to be stand-offish, but I am certain where I own and I am certain of my point allocation. I'll definitely be calling tomorrow to find out why my point allocation is not sufficient to my deed.

Is this the first usage year with the Central on 5th? Could you have used the points for a bHC booking last year? You can’t use regular club points for bHC reservations.

Just trying to come up with reason. This is really perplexing to me. Please report back what the problem was.

Please don't feel insulted by some clarification questions that were asked. Many newbies come to this forum for help and they are indeed befuddled and confused about what they do or don't own, how points do or don't work, etc. (I was such a befuddled newbie at one time, I'm still befuddled but not a newbie !!)

As someone said above, please definitely post here tomorrow after talking to HGVC to let us know the answer, we're intrigued by this mystery.

Please let us know what you find out. I’m assuming this is another location that is selling partial weeks.

Over the years, folks have come back here to report that HGV was selling partial weeks at Hokulani and Grand Islander on Oahu (see quotes below). I don’t recall if anyone has mentioned other HGVC locations.

We went to a presentation yesterday for information about the Grand Islander. There is a model of the building in the Lagoon Tower lobby just outside the new preview center.

All units are 15% off until the end of the year for HGVC owners and the sales rep did not know if the discount would continue into next year. A two bedroom plus list price was $75,400 for platinum season, 12,600 points with an mf of $1,762. He repeated much of the information in GregT’s posts above including the Friday check-in and the 6 month club season booking. We didn’t get into what the HH incentive points were.

The sales rep offered us a platinum 4 night partial week 2br plus for $35,249 (5,040 points, mf $1,123). When we told him we were staying in a LT penthouse unit for three nights and that we have booked 3-4 nights in club season at LT or GW during Christmas time for the last 5 years, he stopped the presentation and took us to the front desk. Overall, the presentation was low pressure and short for us.

Went to a presentation at Hilton Hawaiian Village yesterday. HGVC has been selling units at the Hokulani located on Lewers Street and Kalakaua Avenue for about 2 months now. The salesman said that they estimate the building to be ready for occupancy September 2013, and 458 units have already been sold. The units are all 1br with king bed or 2 full bed configurations. He thought the 1br premium units might be a little more square footage than the 1br plus units and located at the corners of the building. He mentioned to us that the units will have primarily city views.

He offered us a pre-opening price of $34,600 for a 1br plus platinum season unit with 6,200 club points, and the mf was $1,247. The today only incentives were $1,500 off the price and 12,000 bonus club points. You can also buy a 4 night interval in platinum season (price was $22,490 for 1br plus), but weeks 51 and 52 are excluded. We declined, but of course he said prices will be going up next week so we should buy now.

Those were my thoughts... 2550 = half the points of a STP, so EOY = 2550.
If they gave you half an allocation, you'd have borrow year's half to = 5100.
That means you'd have -0- next year... which may be what they tell you to do.

I never use all my Florida points, as we usually stay in a 1br (Me, husband, young school aged child on sofa bed) for a m-th off season. For instance that year 2019 we did our usual theme park trip and two three nighters in NY at 57th. Then we banked all our covid points. This year we booked in the penthouse at Central in July because it's finally opening, and have enough for another trip later in the year if we like. I've never been out of points, but we have a new family member now and eventually the possible discrepancy might become an issue. I've dug out my paperwork and if I have time later I'll be scouring to see if I was sold a partial week, which would be non-optimal.

What other said above about 1/2 weeks sounds like the solution. I was thinking they only gave 1/2 the points since it was an every other year but the 1/2 week thought sounds more feasible.

I have EOY deeds though not at the same resort. They show 0 points on the non years and 7000 points on the years of occupancy. They do not list 3500 points each year for eoy deed.

Yeah, that's what my contractor keeps saying...
But I always cut 'em some slack... just as I'd want, too.

I was able to confirm that it's a partial gold week, for anyone who was wondering.
Thanks for letting us know !!

I think @alwysonvac wins "the prize for best surmise" in the comment explaining that HGVC sold partial weeks under certain circumstances.

So, you can book a "home week" for a partial week?
Must you use the resort's weekly check-in day?

If I understand the discussion here so far, the main concept is whether HGVC identifies at point of sale that you are buying a 4-night partial week, and it's not clear if that counts as or is referred to as "a home week". It also seems that HGVC only offers this rarely and at certain locations. It appears that it's not at all the same as buying a full 7-night week identified as "the home week".

Therefore, most of us who purchased a traditional 7-night full home week would not have the option to book a home week as a partial week.

Also, it's not yet been clarified in this thread how the OP @MacchaPlz would go about making a reservation e.g. whether you can book online or need to contact HGVC by phone. (oops, edit correction: Maccha's screenshot above does clearly say that it's not bookable online). Whether the partial week follows all the various guidelines that a normal home week follows as far as when and where you can book a home week, or what. As I speculated above, that partial week might not be "a home week" at all, and therefore might not be subject to home week guidelines.

Blue Green allows booking of the partial home priority week (i own Mon-Thur) in Daytona Seabreeze and called them to confirm this. Hope it is the same for your HGVC ownership.
