2026 Maintenance Fee Tracking!

Hyatt Pinon Pointe Sedona MFs for 2026 (2BR unit)

Maintenance Fee $1,024.75
Reserves $ 496.66
Club Dues $ 157.00
Property Tax $ 55.99

2026 Total Fees $1,734.40

$11.00 increase (less than 1%) over 2025 MFs ($1,723.50)
 
Hyatt Wild Oak Ranch for 2026 (2BR Unit)

2026 Total Fees $1876.17 (sorry I don't have the breakdown)

$56 increase (about 3%) over 2025 MFS ($1,820)

From my reading, it looks like Hyatt Key West properties have gone “negative” for many weeks of the year - especially if you’re willing to book through Hyatt.com the “Prepaid” rate.

I imagine some of the in-demand Diamond Weeks (Christmas/New Years) are still positive.

Has it been this way for a while?

We were considering a week 30 or so resale contract, but saw it made no sense to do so, and just rent from Hyatt or burn through our Hyatt points (terrible value) this year if we go.

Availability for Cash reservations at these properties is also way higher than it was after COVID.

"Negative" not sue what you mean. If it is the rack rate versus maintenance fees, not even close, remembering that the maintenance fees are for 2 bedroom villa/condos.

The reserve is the first of 3 in preparation for a major renovation. That's the cost for the best property in the system. Not cheap

Honestly, I'm glad we dumped our weeks there. Things will have to improve significantly to justify those MFs. That property should be the crown jewel in KW and it isn't even close. IMO location is the only thing it has going for it. It has been mis-managed to Hell.

3 star? It would be borderline. I've stayed at low-end resorts in Fiji that are in better shape. Our last two visits to Sunset Harbor, the units were filthy, run-down, rotting wood and walls, cracked and broken tiles, broken dishwasher, etc. I could go on and on. They had done an upgrade on one bathroom in the unit and it was very nice. The interior was stripped of all KW vibe, just an absolute ratty brown mess, torn and in disrepair. To top it all off, there was an infestion of bugs in one of the units and I ended up with severe bites all over my back, neck, legs, and arms.

Yes, I told them. In fact, sent them a detailed report along with pictures. Never heard a word. I traveled back there, met with the GM, and to attend the annual meeting in person. I asked questions, expressed my concerns, and ultimately was snottily asked by the BOD President what my end game was. I'd had enough. I gave him and the rest of the board, and Marriott a piece of my mind, came back home and promptly sold our 3 weeks at a big loss. Best decision I could have made. They've had to sink a ton of money into repairs and it needs serious refurbishment. It wouldn't surprise me to see an eventual special assessment to make it happen. Again, it has been mismanaged to Hell. I wouldn't stay there again, no matter how convenient it is.
